Hello!

My wife and I stayed at the Las Vegas Desert Inn location back in 2022 and went through the whole presentation but definally couldn't afford it at the time.
Fast-forward to February 2024 we went on another trip and stayed at the Dave Wally location in Genoa, NV. While on the trip we attended another presentation at the Tahoe Ridge resort and were pretty tempted since they offered us an affordable package but we still ended up turning it down. They then offered us the latitude package which put a price freeze on our offer, gave us a 8 day/ 7 night vacation and the package price then goes towards our timeshare agreement. We are finally booking our latitude package and going to stay at the Lake Geneva location in WI but wanted to touch base here before we make any decisions while on our trip.

Timeshare Package Details
Offered 100k Points for $21,999
(Latitude Package was $1499 and should go towards our down payment)

Is this a good deal?
Would Lake Geneva then be our "home" location?

Is there a particular reason why you feel that this is a better deal than buying resale?

Resale will be 90% - 99% less expensive than what you were quoted.

What you be the cost on resale? Sorry just alot of information and hard for me to grasp all of it.

As mentioned two posts up, the cost would be very little compared to your current offer of $22,000.

I recommend getting a fresh start on your timeshare search with the "what to buy" survey. Most likely, people will reply with some good ideas for a deal on a timeshare.

Be careful purchase HICV resale. Only certain resorts and certain types of point actually convey upon resale. A lot of the resorts and trust points revert back to deeded weeks only.

Do your homework.

you need to know at least the MF each year! You are obligated to pay that for as long as you own it - which could be forever! If you have 22k, put it into the bank that earns 5% a year, which is $1100 a year. Go to the "Free timeshare" subforum (one section below this subforum) and pick one absolutely free timeshare that you like most, and many of them having MF around $1000 each year. So you are basically covered for the rest of your life traveling for free, with the hard earned money you are about to hand over to the sale person.

There is no reason to buy either David Walley or Lake Geneva resort at retail.

Research the systems which have some value on the resale market:

Hilton
Hyatt
Marriott
Sheraton or Westin
WorldMark

Select resale at one of these.
