Does anyone have recent experience with transferring ownership of Embarc points? We paid for 10,000 second-hand points through a reputable dealer nearly five months ago and have heard nothing as yet from Hilton. I'm a little concerned about what happens when no one pays the maintenance fees, since the seller thinks its sold, and we haven't been billed.

Even though many of the 9 former Embarc resorts have been rebranded as HGVC, they aren't actually part of the HGVClub (club part). @cd5, should be able to help with your question.

The seller has to contact the Hilton Title department (1-877-497-7521) in Orlando to request a Sales &Transfer form which is personalized. The seller and buyer then proceed to complete the form & sign and after it's returned by email, they can call in to pay the transfer fee ($250usd). It can be either buyer or seller depending on the arrangement. The Title Dept then closes the sellers account and should bill the "new" owner before either closing their account, or adding the contract to their existing membership. It takes up to 8 weeks for this step to occur but usually less. The Vancouver Embarc office will only transfer the points into the new account once the fees are paid. That can be done over the phone.
Call the Title dept to see where they are in the process.
