I'm looking into purchasing our first timeshare. We are interested in Vistana, Marriott, and HGVC. My question is: What are the restrictions when purchasing a resale timeshare? I know with Vistana, the "StarOptions" are not part of the Vistana Signature Network (VSN) after resale. So only the original owner can take advantage of the VSN.

What are the restrictions, or benefits that I as a resale owner would not be able to take advantage of with HGVC and/or Marriott properties?

Thanks in advance.

There is no difference with resale or direct with HGVC. You just won't qualify for elite status, which you can only get when buying direct. Attached is the HGVC elite benefits link.

What I bolded is not accurate. See https://tugbbs.com/forums/index.php...-to-timesharing-or-starwood-start-here.63224/ (especially the discussion about "mandatory" resorts which do remain in VSN on resale) if you are seriously considering Vistana.

I can only speak of HGVC and as already mentioned you can't get Elite status - which basically is not worth it. However if Elite status was something you really really wanted HGVC is known for allowing members to use their ownership as equity (also resale, but only some properties - goes for all) or as trade ins if upgrading to a bigger point package.

I could however see in the future HGVC making more difference between Direct and Resale members - I would however expect HGVC to granthfather all old members. Not saying this is just around the corner, but at some point HGVC may realize that resale is hurting their business, just at Disney did with DVC and then we will see more restrictions.

There is one more loss for resale owners, which is actually an additional benefit:
Resale owners (if your so coded) tend not be invited to "owner updates."
These are sales sessions with minor "nightstand" prizes for selling your time.

Even elite members here will tell you that elite benefits aren't worth retail prices.
Many of them are from a bygone era when buys at affiliate sales offices counted.

But otherwise, resale buyers get eggsactly the same benefits as retail owners.

As well as some very nice and valuable prizes like cheap stays in New York plus cash for what can be turned into very short presentations. I figure it's better to get offered something that may have value than to not receive the offer at all. In one case, one has a choice. Not so in the other.

Fortunately, even as resale owners, we continue to receive the offers and get to choose.

Cheers.
