It's not a bad deal imo but you can probably do better with a bit of time/patience.

You can certainly try. Like I said, the price isn't bad. I've just seen some pretty great deals last few weeks/months for platinum weeks.

Flip side to that is I've also seen worse.

Are listing the club dues with your MF’s? If not than this is probably The Flamingo and the MF’s are pretty high for 5000 points.

It’s a decent deal. Paradise @ 5000 points would be lower MF. Not sure which one you are purchasing. It’s more the MF I would be concerned with vs the up front buy in. $500 savings up front now vs $200 per year

This to me is the "gold standard" of MFs:

But I would shot for something <= $0.15/pt. But you need to weigh buy-in price and how long you plan to keep and if you are only buying it for the points.

Grandview units in Las Vegas are low. As are regal vista at massanutten. The regal vista points contracts are really hard to find.

I own at Grandview and paid $835 in maintenance fees for 98K points this year.

In addition, I pay the RCI membership fee, which is $124 a year. You get a discount if you pay years of the fee in advance.

The most sought-after Grandviews are 122K contracts that has the same $835 annual fee. While you can get the 98K units for free, or for some transfer fees, you generally have to pay for the 122K units.

There can be a bit of an advantage to buying a unit that doesn't have as good a point/fee ratio IF you plan to stay at the week you own at the resort. For example, if I want to stay at Grandview for the week I own I don't have to pay an exchange fee.

All these fees are subject to increase over time, of course.

If you are seeking HGVC units, Grandview has hit and miss access to HGVC via RCI. You also will pay RCI exchange fee of $235 plus $25 -$40 a day in resort fees so it adds up.

It's not a bad deal imo but you can probably do better with a bit of time/patience.

I bought one just like this recently. I was $1085, fees paid by seller. Yes, Platinum is better for MF/point ratio. But I decided that this low buy-in priace (as compared to what I might realistically pay for the $7000 Platinum) would take about 20 years to even out with the added MFs. To me, that was worth it.

Advice: If you are buying Vegas for points, go for something platinum with at least 7,000 points. My initial mistake buying resale is I was not sure how many points I needed and got a platinum 4,800 ... then realized I needed more points. The maintenance fee is not that much higher for 7,000 points than 4,800 (and if you got very lucky and paid a premium you could get the same number of points at the same MF)

I agree. It's not bad and you definitely have to balance upfront premium versus the unknown variable of the long term. I'd personally never spend more than 3k because of it.

The killer for me is the fees that HGVC charges for resale. I did pick up a bHC gold week but only because the seller paid all fees. My total out of pocket for the entire transaction was less than $100 (notary fees).

I just personally feel that there are 2-3k deals to be had for platinum weeks in Vegas and other lower MF locations and they would justify the slightly higher upfront premium.

Like I said upfront, it's not a bad deal and if it suits your needs than perfect. It's a crapshoot as to how all of this plays out long term and I think it's wise to limit exposure.
