HGVC Purchase assistance

I have a chance to pick up a unit at an affiliate resort for a very reasonable cost, even factoring in the transfer/registration fees.

This unit would provide 6200 points with total annual MFs equaling $1122 (I believe that includes the membership fee). The MFs are a bit higher than I would like but I think ok relative to the number of points you get. This would be a conversion of a fixed week, of which both the resort and the underlying week would have good value even if I decided not to do the HGVC conversion.

I understand the whole purchase a platinum season unit vs. gold season unit because of the MF thing. Technically, I guess this would be a platinum season unit even though it is not a float unit. Can people share what they think of the pt / MF ratio? Given this pt / MF ratio, what do you think would be a fair range / pt for the purchase (compared to non-affiliate resorts)?

That's 18 cents/point, which is certainly in the range of decent values for HGVC points. Many Gold weeks end up costing more MF per point than that. If the purchase price is right, and HGVC will work for you, I think it is a decent deal.

You are correct, 6200 points would be considered a Platinum one bedroom PLUS unit.

Marbrisa is actually a true hgvc resort and not an affiliate. I was surprised to see a gold 5000 pt Marbrisa recently sell for $1.25 on eBay. That of course did not include the summer months which obviously has much greater value.

Sort'a. Marbrisa began its life as an GP resort affiliated with HGVC. Only owners who bought from GP directly could join HGVC. But then the going got rough for GP, so they turned it over to HGVC to "manage" (like Valdoro and 50% of Myrtle Beach).

HGVC may treat it like a true resort, but I'm sure there are still owners who never joined HGVC (the "special fee" of ~$900 was rather steep). AFAIK, its still possible to buy from an owner w/o being a part of the club.

I don't know what you would consider reasonable but I think the MF'S seem
high. At least compared to what I have seen listed for the 6200 points.

Did you also see all the fees they wanted for closing and for "conversion" to hgvc? It was closing of $475, recording of $30, resort transfer fee of $995 and hgvc conversion fee of $495. That makes closing and conversion to HGVC $1995. That is the reason why I think the auction went for $1. If the day use privileged was transfer to a resale buyer it would have been worth it.
