I am giving away my Hilton Grand Vacations Club ownership at Anderson Ocean Club in Myrtle Beach, SC.

This is a points-based HGVC ownership, biennial (even-year), in good standing with no loan and all fees current.

Ownership Details

  • Resort: Anderson Ocean Club
  • Location: Myrtle Beach, SC
  • Program: Hilton Grand Vacations Club (HGVC)
  • Points: 5,600 points
  • Use Type: Biennial – Even Years
  • Next Use Year: 2026 (all points available)
  • Unit Type: 2BR Home Week
  • Reservations: None on the books
  • Status: Ownership in good standing

Maintenance Fees

  • 2026 biennial maintenance fees: Just paid (~$1,700)
  • Next off-year payment: ~$250 (total guess but the off odd year is always much lower)
  • Next full maintenance fee cycle: Due Jan 1, 2028
The large 2026 biennial maintenance fee has already been paid.

Transfer Terms

  • Purchase price: FREE
  • Buyer responsible for: HGVC transfer fee and any closing/escrow costs
  • Seller will not pay transfer fees (recent large MF payment already made)

Reason for Transfer

We simply don’t use it anymore. Our vacations have shifted toward road trips, camping, and non-standard destinations, so HGVC no longer fits our travel style.
Happy to provide documentation (MF statement, HGVC account summary) to serious parties.

Please PM me if interested.

Might as well not give it away, as any low or free rate will just get picked up by Strand which I think owns this ROFR. You need to check that. Strand has taken up a lot of ROFR offers.

You may as well be talking another language, lol. I have no idea what you mean. This is all foreign to me. Anyway you can give me something more to look into? Are you saying I may as well remove this listing and do it some other way?

The Strand Capital Group owns all the rights to all of the SC properties, including Anderson Club.

The have ROFR, which is Right of First Refusal. You basically get a buyer, they get offered the same deal as your buyer, and if they agree to that price then they get the property at that price, NOT your buyer.

The use ROFR a lot at the Strand Owned properties.

These thread talk about this

If all you want is rid of your timeshare whats the difference

Do you want to get some money out of it or not?

Where ROFR are being executed, the price of these timeshares generally sell a bit higher, too low and the the only person who comes out ahead is the Strand Capital group, as they get back the same unit for free just to turn it around and sell it again.

just trying to make the OP there might be an opportunity for them to get some $$ out of it instead of giving it for free.

Good Evening

I am new to the group. Just registered and I too, have HGV Property..

Are you really GIVING this location away? We live in Savannah and have only used our property ONCE, last summer in Orlando. Our daughter has used it twice.

Am I correct in reading your post, that you're giving this away and we would be responsible for the MF in 2028? We too, just paid the same amount in MF's last month.

Thanks a lot

I appreciate that. I am asking for buyer to cover fees so not 100% free, but I'll consider this. I don't want this to be too complicated and drawn out by overpricing.

NOTE: Couldn't edit original post but transfer fees would be just under $1000. Confirmed with LT Transfers.

That is correct. As posted though, asking for buyer to cover transfer fees. See post above this one.

I might be wrong, but I don’t think there is a ROFR when it’s a zero cash transfer.

That is some transfer fees. What am I missing? Does the home resort have transfer fees? Or does LT Transfers charge extra for closing on HGVC?

I think they are including the junk fees that HGVC charges to set up the account, usually billed after the deed is transferred with the county recorder, unless SC is a state that requires lawyers to get involved like NYC.

Yea that's the bulk of it. $504 transfer fee from Anderson alone.

Thanks for your response. I'm not sure about the ROFR. I don't want to PUT OUT $$$ and be hit with, this property isn't yours, kinda thing. Is there any way to be assured that we won't have an issue with ROFR?

Thanks

If you arrange it that buyer pays the fees and they pick it up in ROFR, they become the buyer and they have to pay those fees not you.

I just has a $0 pass ROFR at W57th, I can assure you that $0 offers still have to go through ROFR.

Thank you for your insight and information. We're STILL learning and trying rlto figure ALL of this out.
This group is a wealth of INFORMATION!!!

Good Evening,

I've been away for a while and wanted to touch base with you. Is the property in Myrtle Beach still available?

I'm not sure how to PM.

Thanks,

Vee Vee

I'm in process of the transfer with another party. If it doesn't work out for whatever reason I could let you know.

Vee Vee, I have an extremely similar timeshare at Anderson its 8,000 points on even years and roughly all the same maintenance fees.

When my wife and I bought it we were hoping to be able to travel more but unfortuantly that's won't be an option for us for a long time. It's yours if you can cover the transfer fees.

Good Morning Please.

I've forgotten the MF on the other property. If you could elaborate, that would be helpful. Also, is Anderson on Myrtle Beach?

Thanks

Pardon me, for the last question. That question has been answered.

MF's were ~1,859 on even years and ~230 on odd years.

I've gotten the reccomendation that this property would probably sell for a couple thousand so I may try that for a little while. If it doesn't sell relatively quickly I'll keep you in mind if you are interested.

Can we please set this back to an active open listing please. Thanks. This is available again.
