looking to buy a HGVC ts. What are the rules/requirements for guests? I know you have to pay the $49 fee. Can I reserve at any of the HGVC resorts for a guest, as I would for myself, as the owner?

second question. when i do buy, is it smart to put the ts in mine, my wifes, and my kids names, all as owners? any downside to this? or restrictions?

You just need a guest certificate which are free of charge. I think you can call HGVC up to 48 hours before check-in to request one.

If you are using points.. you can get a guest cert at any time for free.
If you are paying cash in lieu of points, you cannot get a guest cert.

The advantage of having more people on the deed, is.. they can all use open season. Which may or may not be a benefit to you.

I have learned first hand what the disadvantages are.
I put 2 of my business partners on the deed, so they could use open seaosn cash in Vegas. When I went to sell.. even thought thier wives were not on the deed, the wives had to sign the ts over to the husbands. Then we all had to get a million notaries.. now I finally get the check and its in all of our names.. my bank requires we are all present to cash the check..

Having family on the deed might be less work.. unless they move out of the area, then it could be a nightmare if you sell. I didnt think I'd ever sell, but I loved HGVC so much, I wanted to buy more points.
