I currently own 4 HGVC deeds all purchased resale. What are the advantages, if any, to convert one of them to retail or purchase outright a retail 5th deed? Perhaps entry into Max but we don't know that yet. It would be fairly expensive to do, but wondering if there are advantages to make it worth it.

There isn't much advantage other than potentially Max. If you want to join Max, once it is operational and we can actually see and touch it, then you could see what upgrades are available that would take one to retail and give you Max. Supposedly, folks will be able to join Max for $7k if they own retail so if that is something that you want and you find the right deal, it could be worth it for you. They will give you the original purchase price for the resale for the upgrade so maybe you have one that had a higher original purchase for trade in. I have seen a big range of cost for folks who looked at doing this from $7k to $50k...
