HGVC and ROFR

Are there any other HGVC properties other than Flamingo that do not have ROFR.

Also any body care to chime in affiliate vs. hilton resort? Are there disadvantages to owning affiliate over say International drive or south beach??

Welcome to TUG.

First, the only true HGVC resort without ROFR is the HGVC at the Flamingo.

Second there are several threads which discuss owning an affiliate. Here is a thread which discuss some downsides to owning an affiliate.

BUT the best advice I can give you is to spend some time and read many of the old threads which discuss these subjects over and over.

Has anyone thought of arranging an offer for, say, 5 pigs, a goat and 2005 Cadillac? See what the ROFR people do with that! No law says you have to sell for cash.

Actually this sounds like an interesting idea. Perhaps you could agree to a cash deal plus some obscure item as part of the contract. I would think they would have to offer the EXACT same offer to meet ROFR. I've seen similar offerings in professsional sports for restricted free agents making it very difficult for the team with "ROFR" to match a particular offer. Has anyone tried this type of offer for a HGVC property?? I wonder what Seth Nock thinks of this possibility/legality?

Can anyone settle a minor dispute my wife and I are having? One of us belives HGVC Flamingo was built by HGVC and the other of us believes it was built by another developer and then became HGVC.

Does anyone here actually know???

We watched it being built many years ago, without knowing what it was. I assumed that HGVC has been involved with that one since the beginning.t

Here's another one, which motivated my "second class citizen" comment in the first. It's not that I'm unhappy with my affiliate at Craigendarroch. It's just that I'm much happier with my HGVC-owned property at Flamingo. HGVC has a lot of flexibility; much more than many other points-based systems. But only if you own a true HGVC property. It's much less flexible when you own an affiliate; and I wasn't aware of the difference when I first bought. I'd like to make other potential buyers aware of the difference so they can make an informed decision.
