Hi, my wife and I just bought a HGV timeshare and after doing some research on here and a Facebook group, we decided to recind. The timeshare was bought at Tuscany Village in Orlando, Florida. We spent $22,700 on 6000 points annually plus 7500 bonus points. This was bought on 09/16/23 and we have already sent a recession letter on the 18th, with everything dated on the 17th. We sent USPS Priority Mail Express, requiring a signature release and stated in the letter a return response.

After sending the letter, I still felt uneasy with the whole situation so I decided to look up the address that was provided in our contract. Copied from the contract is as follows:

Rescission Rights. You may cancel this contract without any penalty or obligation within 10 calendar days after the date you sign this contract or the date on which you receive the last of all documents required to be given to you pursuant to § 721.07(6), Florida Statutes, whichever is later. If you decide to cancel this contract, you must notify the Seller in writing of your intent to cancel. Your notice of cancellation shall be effective upon the date sent and shall be sent to Diamond Resorts U.S. Collection, Attn: Rescissions Title Services at 10615 Park Run Drive, Las Vegas, NV 89144. Any attempt to obtain a waiver of your cancellation right is void and of no effect. While you may execute all closing documents in advance, the closing, as evidenced by entry of your name in the Register of Members of the Association, before expiration of your 1-day cancellation period, is prohibited.

The address is what bothers me, Google maps shows a 10615 West Park Run Drive, Las Vegas, NV 89144 but not a 10615 Park Run Drive, Las Vegas, NV 89144. Also the addressee is still Diamond Resorts U.S. Collection and not Hilton Grand Vacations. The letter was signed by someone but we have yet to receive a response. We put our phone number and email in the letter as well.

I'm trying to verify if this is a legit address. Could we have sent it to a wrong or obsolete address? I'm really trying to avoid contacting the sales people because of the advice from here not to as tell will just try to change our minds. Doing a quick search on this forum doesn't show anything related to this address either. Has anyone else sent a recession letter to this address? Any help will be appreciated.

As long as you sent it to the address in the contract, you are okay. Even though you bought it at Tuscany Village, that is a HGVC resort, it looks like they sold you Diamond Trust points so that is why it says Diamond and not HGV. You made a great choice to rescind because that is a very expensive 6000 points. You can get way more HGVC points than that for just a few thousand on the resale market.

Sorry I am just freaking out a little bit.
Understood. All of us, who have done these for the first time, are nervous about it. HGV is really good about the recession process so, as long as you followed the directions, you are okay.

Now, time to explore a HGVC resale....:)

That is exactly what they sold us. I remember him talking about it being a trust and they another member had traded it in. Thank you for the response! The advice from the community has been phenomenal.

So I just got off the phone with club services. They have not received any notice about a cancellation. They asked me what email address I sent it to and was shocked when I told them I wasn't provided a email but a physical address. The woman on the phone was also unfamiliar with said address. She told me to send an email to escrowcancellations@hgv.com with my intent to recind. Will be sending out the email in a bit, just posting an update in here first.

Depending on who you talked to, they may not be familiar with the Diamond address. It is common to only have a mailing address to rescind. As long, it was signed for, you will be okay. I know, it is stressful.

I have the same situation, I am in canada so I used DHL to send overnight requiring signature. But the DHL driver made two attempt to get someone to sign for the letter and both failed. He said they used to have a door bell and now it's gone and no one answered the first time. The second time somebody sent him to the back but still no one was there.
I call the main club line and somebody on the line said my cancellation is being processed without issue (I emailed my QA just when I sent the letter), and I did receive an email from diamond saying my cancellation is being processed.
Now i am not sure what to do.

Send it again via Canada REGISTERED MAIL if you want to cover your bases. Retain a copy of the Postmarked Receipt.
