Hi,
I am very new to this and I was hoping to get some suggestions. I bought 49k Wyndham points at Ocean Ridge SC & I also bought 77k points at Cypress Palms Orlando. I had to pay maintenance/taxes for 2008 on the 77k points at Cypress Palms. I am under the impression it takes 3 months to close on these & I need to make a decision on what to do with the 77k points for 2008. I was also debating whether or not to buy more points so I can get at least 2 weeks of vacation each year but after reading some of the postings it looks like I have better options(renting from other members etc..). If anyone has any advice/suggestions it would be greatly appreciated.

Thanks

You need to slow down and read more stuff here on TUG.

First, buying small points packages are expensive as each is a separate closing and deed transfer($100 fee to Wyndham).

Secondly, you have 126K on points which is enough for many studios or 1 bedroom units in the Wyndham system. But you most likely do not have enough points at either resort for Advance Reservation Priority==>booking a desirable week 13 months before checkin date.

Third, that is why you choose those 2 resorts to buy into? Your best use of points is either for ARP bookings (Thanksgiving, Xmas, NYE, July4th) or last minute (less than 30 days and renting extra points from Wyndham at $5/1k) or discounted resort specials.

Fourth, you want to try exchanging with these points and parley a 28K point deposit into RCI into full week exchanges (with an exchange fee) - even back into Wyndham properties.

Try asking the sellers to make a reservation for you if your USE YEAR ends on Dec 31. Not all contracts end on 12/31 ...

Read more, ask more, and repeat multiple times. Timesharing is a great hobby (or as some here will state, an addiction). It is a very cost effective means to get great vacations but these great vacations happen more often by being very knowledgable and thru advanced planning.

Yes, I have Wyndham points. I and my extended family love the resorts and the multiple vacations we have been on together. In October, we have a week at Star Island with 2 days at Daytona Ocean Walk and then, 2 days at Bonnet Creek. I just booked July 4th weekend (3 nights) at Myrtle Beach Ocean Blvd. I have reservations for Christmas and New Years weeks at Santa Barbara. And the family is still rearranging their schedules for New Orleans around Mardi Grais this coming February.

Just don't buy any more timeshares until you learn more so you make better purchases, if you need to or want to.

JMHO,

Don't purchase anything else right now...

- Learn to use what you have.

- Bank some weeks with RCI to get more vacations for your points....
(1- 70K week and 1-28 K week / or deposit 3-28K weeks to play with) Do an ongoing search and see how well you do.

- Try renting points from other members and see if your vacationing requires more points.

Thanks

I was not planning to use the points at the resorts I bought in. I was under the impression I could use them anywhere. We usually vacation at the last minute(30-45 days out). I ended up buying these points on-line after I went to a timeshare presentation. After the sticker shock the on-line deal seemed pretty good. The closing cost was reduced to $200 plus the transfer fee. Now that I found this site I am learning more. If only I knew about it a week ago:) It seems if I deposit my points in RCI I will get more vacation time for my points. In a response to my previous posting it was mentioned to get a 70k week & a 28k week deposited. What is the difference? We are a family of 5 so I don't think a studio or 1 bedroom would work. If it is a last minute request do they ever upgrade just to fill the resort?
Thanks again for the help & for your patience

Suggest you go here http://forums.WyndhamOwners.org to learn more about the use of the points. You seem to have good insights as to usage.

As to the difference between a 28K deposit and a 70K deposit, a 28K will get you into overbuilt areas in Wyndham and in RCI resorts at most times of the year reserving a year or so in advance. Orlando, Branson, Shawnee, Williamsburg, Nashville, Las Vegas etc. in a 2BR.

A 70K will do the same and then into other Wyndham resorts, trading back in, as well as other resorts. Experimentation is necessary.

Overall I've functioned for some years now with the same points ownership you have, and have augmented requirements with some small points rental.

Well this is what I got with a small points deposit of 28K points with RCI. These were ongoing searches 1yr + in advanced

2008/09-(all 2 bedrooms) massenutten, shawnee, Wyndham onshore, orange Lake, Smuggler's notch, Plantation Villas myrtle beach, club velas vallarta, royal sea cliff, point a poupi (misspelled - but its in Kaui), Cliffs at Peace - los vegas,Grand Mayan-Acapulco, Morritts Tortuga-Grand Caymans, Outer Banks Beach Club-NC

So in my experience if you are VERY FLEXIBLE - PLAN FAR in advance you will do well with a small points deposit - OR if you are VERY FLEXIBLE and willing to travel within 90 days or less - use "Last Chance Vacations" on RCI or look for "Extra Vacations" on rci that are under $500 and you can probably get those for your 28K/70K week if you are booking at the last minute.
