I'm looking to buy my first HGVC contract, so I've been trying to find the lowest entry point and maintenance fees, primarily focusing on Vegas. However, I came across a listing through a broker for what they claim is a 13,440 point, annual usage, gold season contract at the Hilton Grand Vacations Club MarBrisa in Carlsbad. This was initially appealing because it could be a potential resort near family that we would be interested in. However, the maintenance fees are advertised as only $970 per year, which seems inconsistent with what I've seen for this resort. When I inquired about the low fees, they sent over a statement (see attached). Since I've never dealt with an HGVC resort before, I'm curious if anyone can confirm whether this is legitimate or just part of the yearly fees. I redacted personal information from the statement because it included the owner's name, address, and account info, which I didn't want to share here. Any help from someone who owns at this resort would be greatly appreciated. I'm unsure if I've found a gem of a legacy contract or if the broker is mistaken about the total fees.
