Help with understanding maintenance fees for Grand Pacific Marbrisa

Howdy! 👋

I'm looking to buy my first HGVC contract, so I've been trying to find the lowest entry point and maintenance fees, primarily focusing on Vegas. However, I came across a listing through a broker for what they claim is a 13,440 point, annual usage, gold season contract at the Hilton Grand Vacations Club MarBrisa in Carlsbad. This was initially appealing because it could be a potential resort near family that we would be interested in. However, the maintenance fees are advertised as only $970 per year, which seems inconsistent with what I've seen for this resort. When I inquired about the low fees, they sent over a statement (see attached). Since I've never dealt with an HGVC resort before, I'm curious if anyone can confirm whether this is legitimate or just part of the yearly fees. I redacted personal information from the statement because it included the owner's name, address, and account info, which I didn't want to share here. Any help from someone who owns at this resort would be greatly appreciated. I'm unsure if I've found a gem of a legacy contract or if the broker is mistaken about the total fees.

You can see HGVC MF fees reported in this thread and there are prior years linked in the first post of the thread too.

Also, we own 13440 annual Plat points for 2 bedroom there.

We paid about $1650 in MF last year (ignore the Max membership fee, though you will have Club Dues somewhere to pay).

It’s possible the reported MF you shared are only the Assessment and don’t include Reserve and Tax.

I’ll encourage you to ask for the Estoppel letter for the official status and fees before closing. And as a stop gap interim step, get the 2024 invoice.

Note - the 2025 have not been released yet. We called them yesterday and they let us know they are still working on it.

Ps - live Marbrisa. Bought there retail years ago before finding TUG.

Ok. I’m on my phone. But just saw the PDF.

Those are from 2022. So need to assume some growth for 2023, 2024 and the 2025.

Also, gold season, 13,440 points, and these MF (even from 2022) just don’t comport. We’ve never been close to that price for our MF and point combo

This kinda feels like an EOY deal where they are paying the MF annually. I’m pretty sure we did that when we first got started and this link goes to a post for a deal at Marbrisa for this exact situation, except it is an 11,200 EOYO deed... (and notice how close the MF are in this example...

Could be an every other year 3br gold?

Does anyone know if Marbrisa every other year ownershio is billed half every year like Marriott units? My HGVC every other year I billed only in year of use.

You were sent, I believe, EOY MFs. If I remember correctly, MarBrisa is one of the few HGVC resorts that collects 1/2 MFs each year for EOY deeds.
