Purchasing a Marriott Maui Ocean Club unit through a real estate agent. Do I still need to go through a closing company? What is that document that I should ask the seller to provide from Marriott that states the season, size, etc?
Anything else I should watch for?

Yes, you should use an escrow company. If they are going to hold money, they need to be in or licensed by Hawaii.

The document you want to see is an estoppel certificate. The escrow agent is the person to get it for you.
