Help, please! Pono Kai,Hawaii transferring title question

We want to transfer title of Pono Kai, Kauai to our grown daughter. Talked with Bluegreen management company and it sounds complicated to do this ourselves.

Is there a reliable company that Tuggers have used -- especiallly with the laws of Hawaii involved -- that we can contact? Bluegreen has a company but would cost us in excess of $500 in fees.

There is no money involved, just a name change from ours to our daughter. Any suggestions are greatly appreciated.

I've bought/sold/transferred many Bluegreen properties. Even if you use a separate closing company, all transfers of any Bluegreen property must go through PCS, their inhouse transfer arm. Even if you use a separate closing company, you still have to pay the Bluegreen transfer fee. Adding a closing company provides some extra oversight to ensure all is done correctly, but it also adds an extra middle man, which adds time and expense to the process. Essentially, you mail to the closing company, they mail to PCS, PCS mails back to them and they mail to you. Your best bet is simply to deal directly with PCS in my opinion.

Thank you for your suggestion. One glitch: We bought Pono Kai over 30 years ago and Bluegreen just manages the property so does everything you suggested still apply? We own Week 52 fixed week, floating unit .

The statement from Lee is actually not correct for your property. Hawaii transfers are pretty simple at Pono Kai and we do a lot of these. The one thing you will need from Bluegreen before someone prepares your deed is an estoppel as Hawaii now requires ICN#'s(Inventory Control Number) on all timeshare deeds. Since your property was purchased a long time ago it did not have one so you have to contact them to get the one that has been assigned to your ownership. The person you need to contact for the estoppel is:
