Help for prospective HGV buyer

Hi everyone, new poster here.
I was recently on a promotional HGV trip and had a great time. I agreed to 8000 pts every other year for a purchase price of $14205 with $1322 annual fees ($329 HGV Max club dues and $993 maintenance fees).

We are a family of 5 with 3 little kids, so we significantly benefit from the 2BR suite life.

The contract language does not explicitly say that the maintenance fees are only every other year.
Club dues are also supposed to be billed with the maintenance fees, so I'm not sure that is clear.

Given the lack of clarity, I am planning to rescind and learn more.
I wanted to get the communities thoughts on whether this is a good deal.

Congratulations on finding TUG. It is not a good deal. Rescind immediately, as you mentioned, by following the instructions in your paperwork.

Do more research and make sure you are buying what you really want (ie HGVC vs HVC, which is former Diamond). Buy a 2BR Platinum season unit, which is worth 11,200 points. Maintenance fees are lowest in Las Vegas and your club dues are billed along with your maintenance fees.

You paid retail prices; most retail purchasers are unaware that there is a secondary market for timeshares where one can purchase for a fraction of the retail price. See www.redweek.com (and other places)

Kind of a crazy occurrence, we signed the contract 6/20 and mailed out the rescind/cancellation letter on 6/29 with USPS next-day priority express guaranteed to arrive 6/30.
Because it's by postmark date, it should be no problem.
However, it's currently lost in limbo with no update on tracking by USPS as of 6/29 PM. It should have been delivered yesterday.
My concern is that if it's lost, there will be no evidence to HGV that we postmarked it 6/29.
I'm thinking of emailing the HGV person that did all the signing (since she gave me her card at the end and not the salesman) with all the PDF evidence of a signed/dated letter with USPS express mail envelope. What do you all think?

@Cheesed, Welcome. I certainly also agree to rescinding. Sorry that you are having difficulty with tracking. I would email the contracts person (forget her title). The postmark date is the legal date, but you really don’t want issues either. If you do email her, expect a phone call from the sales person (no need to answer, no need to explain).

Not that this matters much but I suspect that they sold you HVC (Hilton Vacation Club, former/y Diamond) trust points in some collection such as HI or US. With HVC trust points you pay club dues of $329 (but they go up every year) and 1/2 MFs at around ~$0.25/pt every year (MFs also go up every year). This is a terrible purchase and you will have a very hard time giving it away for free after you pay off the loan.

Once you have successfully rescinded and the contract is cancelled, then come back and research. TSs can be great but only if purchased correctly on the resale market. Resale HGVC TS work great for our family.

It happens. My first rescind letter (Sapphire, not HGV) was sent with certified mail, but either went to an old address or USPS was unable to get a delivery signature. Tracking updates stopped after the out-for-delivery notice and it eventually reappeared in my own mailbox returned to sender after about a week without tracking updates.

Your best evidence is the mailing receipt.

You can try email, but I suspect the you will probably still need to mail a replacement rescind letter that includes a copy of your original mailing receipt. For the replacement maybe skip signature required. A simple letter with a certificate of mailing should be sufficient.

If you do get in contact with customer service and they won't accept the rescind electronically you should be able to at least have them confirm the current rescind address.


Also congrats on a timely rescind. A small EOY package for MAX status can sometimes be good for people who travel a -lot- using mostly resale points, but 8,000 EOY points by itself isn't going to go very far when you are trying to book 2BR units in school break season.

Recently USPS has been acting weird. It has happened to me too. The mail may eventually get delivered and you will see it reappear on the tracking website or it may come back to you.

I would recommend you email them as you mentioned, and as already recommended, don't answer the phone call you are going to get. It will the agent trying to convince you not to rescind.

IN ADDITION, I would recommend that you go ahead and mail copies of that evidence you are going to email via registered mail again (no signature) plus regular mail. It would only cost a few extra dollars.

Please be careful, we had a certified letter, that was supposed to be delivered by USPS, the driver never got of his mail truck to deliver our Certified Letter.
As the USPS driver was placing mail in our neighbor home across street from us. I confronted the driver and he then gave us our Certified Letter.

The USPS driver has left a note in our mail box, that we were not at home to sign for the certified letter.
