The resort is literally falling apart, and the interiors look shabby and run down, but there was no sense of urgency in today's newsletter! Why would Wyndham and their hand-picked board drag their feet in correcting these serious problems? Why would the management of a timeshare on valuable oceanfront property be OK with it going down hill? If owners don't follow this very closely, our timeshare is going to fail, and that only benefits one entity.

Wyndham took over the resort in a hostile and illegal election. If they run the resort down far enough, owners will bail out and the property could even be declared uninhabitable. Right now, ocean front lanais have even been closed because they are structurally unsound. It would be easy for Wyndham to gain majority control and own a valuable piece of ocean front property.

*Before Wyndham took over, remodeling was planned and there was even a model unit. Wyndham has shelved that plan, and the units are bad. Things like softgoods and furniture aren't even being replaced due to wear and tear. All of the furniture is terribly saggy.

I read the "newsletter". I think the groundwork is being laid for a special assessment.
...We must also determine how repairs will be funded since our reserves were never intended to cover the costs of age-related deterioration and insurance does not cover wear and tear.

Reading the newsletter kind of stressed me out and I don't even own there.

I'm not sure what could be done differently. It sounds like the repairs will be both extensive and expensive, but I don't know that it helps to freak owners out more than they need to.

I'm sorry, it sounds like such a tricky situation, and it's compacted by the fact that Wyndham doesn't seem to have the best track record when it comes to taking care of owners.

My parents bought an oceanfront unit at KBV some years ago, and my dad gave it to my brother when he gave my sister and me Kona Coast. We’ve stayed there a couple of times and very much enjoyed the location! So it makes me sad to read this.
