I received an inquiry from jmg vacations as to whether or not my timeshare was still available. The representative's name is Ken Radacio. Has anyone done business with him, or know of anyone who has?

Never heard of Ken Radacio or JMG Vacations. If Ken is looking for some upfront cash to sell your timeshare for you then RUN AWAY FAST. Nothing but a big scam to lighten your wallet!

You don't mention how this individual came to initially contact you. If it was a cold call from "out of the blue", it is most likely just a scam. Your ownership seems to be Wyndham; you don't mention their fee to process ownership changes (when last I knew, it was $200 or $300 per deed; separate from any and all other "closing costs").

My advice is to tell him that you will pay the non-Wyndham closing costs, but only directly to a third party independent closing company (like LT Transfers, for example), who will handle all deed and transfer matters for your mutual protection, for just about the same amount of money your "buyer" has cited. Make it very clear that you are not ponying up any upfront money to any potential buyer. If he is legitimate (highly unlikley), he should jump at the ease and simplicity of this mutually beneficial approach.
If he is a scammer, this very reasonable proposal will be met with the frustrated silence of defeat and you will likely never hear from him again.

Agree with post #10 above. There are closing fees paid to the person /company handling the paper work and title registration plus Wyndham ownership change fees.
You decide how much or which one you want to pay. You can chose to pay all of you want to move the sale along. Then you pick a closing company you prefer like LT Transfers or Timeshare Closing Inc. The fee from the closing companies will be between $200 to $300. Any payment you make should go directly to one of these closing companies. Nothing to the buyer.
In summary, call the interested buyer , tell them you will sell and what cost you will cover and that you have picked the closing company. It is that simple.
If you send the money to the buyer to "pay for closing", that money is gone.

More concerning to me is that other than this thread there are no hits on the internet for a Ken Radacio or JMG Vacations. It is rare indeed that nothing comes up for a person’s name.

How much is this person offering to pay you? If he offers you an unreasonably high amount over fair market value, then it is likely a scam.

Also, how did this person come to know of you having your TS for sale and how did he contact you?

You need to give us more information:

1. How much is he offering to buy your timeshare for?
2. How did he contact you? Do you have an ad up advertising that your timeshare is for sale?

Wyndham charges a $399 transfer fee plus regular closing costs through any reputable timeshare closing company will run you between $300 and $500. None of this should be paid to the buyer, it should be paid to the closing company you are using. If he is buying your timeshare for actual money (and not $1), then you can use a timeshare closing / escrow company, he pays them, they take the closing costs out of the proceeds and transfer you the remainder of the money after the deal has closed.

**under no circumstances should you send this person upfront closing costs on his promise to pay you down the road. That is absolutely 100 percent a scam**

I should also add that very few Wyndham contracts have any real value (although they can be sold for nominal amounts or given away pretty easily). Unless you own something like Canterbury, or Bali Hai, or Desert Blue, or maybe Midtown 45, if he's offering you real money to buy this timeshare and is asking you to pay an upfront fee then the odds this is a scam are like 99.9 percent.

Just saw this thread. I contacted him because he had the timeshare for sale for free here on TUG. He was offering to pay closing and transfer fees and I asked if he would use JMG Vacations. I did not offer to list, sell or, or cancel the timeshare. He was not promised any money down the line, He paid JMG the closing charge and will pay the transfer fee directly to Wyndham. He had his timeshares for sale here on TUG.

Edited: Although there are no internet hits for the name, I found the website for JMG Vacations using a web address based on the email you provided above. The company is new based on the website that was created six months ago.

I was just clarifying that this was not a offer to list, sell, or cancel the timeshare and that I did not contact him randomly. This was listed on TUG.
