Harborside Resort at Atlantis - 2009 Maintenance Fees?

Hi Jim - In Owner Resources, the Sept. Developer Price list gives the 2009 MF- I don't know if the actual will be different or not.

Look in Owner Resources under Sept. 2008 Developer Prices - I think it's there.

The maintenance fees for the 2 bedroom units for Phase 1 are the same independent of the season of the unit.

For 2009 the Phase 1 maintenance fees are (including SVN Membership fee of $109):

Unit Type Maintenance Fee
One-Bedroom Deluxe $1,279.12
One-Bedroom Premium $1,372.60
Two-Bedroom Premium $2,485.27

Thanks to all. I am working with a seller that wants to get reimbursed $3150 for their two-bedroom lock-off in maintenance fees and he will not show me the bill to present to the buyer.

Any special assessments? Anything that I am missing? I am waiting to hear back from Starwood but I am finding that the Tug-Zone is quicker!

Your seller is not being honest with you. The actual maintenance bills for Harborside have not come out yet. The fees I provided to you are the proposed fees given in the Harborside Association Meeting notice. The actual meeting will occur January 12, 2009 at 11:00a.m. at Harborside. They will vote on the fees at that time. Not much chance the fees would go up though as the proposed fees were recommended by the board.

Is it possible the seller is mistaken about what he owns? IE. Could he own a bigger unit or more units of a smaller type or something like that?

Even if he owned a larger unit or multiple units he should not be requesting you to pay the larger fee. Plus I do not believe Phase 1 has any larger units. Only Phase 2 has 3 bedroom units. If he owns Phase 2 I am not sure what the fees are. I would ask him these questions directly.
