How many people can you add to your HGVC account, so they don’t need pay for “ Guest Certificates”?

How long it takes to add someone as a guest?

Thanks

I believe the guest certificate is almost immediate however I don't know about adding others to your account since I think it depends on the deed? I could be wrong

To avoid a GC, they need to be co-owners, so you'll need a deed.
LT Transfers can help with the process.

The base rate with LT Transfers is $225 per deed, plus some misc fees, like postage and possibly a recording fee with the country where you TS is located.

As a co-owner on the deed they will be fully liable to the timeshare MF and any future expense. They will also have to sign and agree with with any decision to sell or transfer the unit.

Personally i am not sure I would add people to the deed just to avoid the guest cert fee.

There was a discussion a while back about the maximum number of people HGV can handle as owners, but i don't recall that number.

From The Rules:
"Any corporation, partnership, trust or other entity or organization holding title to a vacation ownership interest shall be required to designate an authorized natural person (whether one or more) to act on its behalf as the exclusive beneficiary to exercise any and all rights of membership."

There are different ways to do this. A guest certificate is immediately available when you assign it. You can add someone to the deed/title or your can add someone as an Online Authorized user. I don't know the limits for the deed or the authorized users.

We have our deeds in an LLC and had to fill out an "Authorized User Designation" form. Limited to two additional authorized users (who can also check in for Open Season reservations) so a total of three authorized users. I believe that HGVC treats non-individual forms of ownership identically (meaning that owning in a corporation or trust is handled the same by them). I was able to add the authorized users as an officer of the LLC, I would think that the trustee would be able to add authorized users on behalf of the trust. Club Support will send you the form.

One advantage of owning in an LLC (or trust, I assume) is that you can simply submit a new Authorized User Designation form if you want to change the individuals who are allowed access to your timeshare(s). Much easier than having to change the deed. And as an extra bonus, they don't charge for a Guest Certificate if it's owned in an LLC (or trust, I assume).

i don't think we've ever filled out a designated form but as the two primary trustees they haven't given us any problems. some day perhaps we'll add our kids.

What if you are having a guest that is not the authorized user check-in? Are you saying that all and any guest name changes to a reservation are not charged if the ownership is under an LLC? doesn't seem HGVC would let that slide given how money-hungry they are in fees

Correct. We have only owned deeds since early this year and only have had to use a guest certificate once (rooms reserved for two parties, one of whom arrived the day before we did). I got a payment request when I tried to add the guest certificate online but I called Customer Support and they added the guest certificate for free. They did tell me that in the future I would need to call Customer Support in the future to add a guest certificate to avoid being charged (their online system isn't able to identify that guest certifcate fees should be waived with corporate ownership). We haven't had occasion to add another guest certificate since then but I'm not expecting to be charged in the future.
