OK, Ill play.

This is a ski resort where it seems the red weeks have some value but the blue and white weeks dont. There are no winter ski weeks reported "sold" in that newspaper piece.

Assuming mf is the same, Its the classic problem where the off season owners are asked to subsidize the red week owners. It looks like this HOA is trying to manage their inventory by taking back weeks from owners that want out and reselling them. And they have employed a real estate broker and a consulting company to help them do it.

I dont know that its a problem, but its interesting to note that this HOA is buying from individuals and selling to that consulting company. Id like to know what they are doing with the inventory they get. Are they just a holding company for the HOA, are they paying mf, are they trying to gain control of the hoa for some nefarious purpose?... We dont know

Perhaps Charter Timeshare Solutions, LLC is accumulating weeks in an effort to eventually purchase the whole resort.

I must be missing something, because to me, it looks like Charter Timeshare Solutions is a Viking Ship Company...

What do you see that leads you to make that guess?

My first thought was an HOA sanctified takeover by Charter.

I dont see how he can draw that conclusion, Why would a viking ship company pay for something they will just abandon, Where's the profit in that

I went to the website but it was useless. They claim to be a consultant to timeshare resorts. A division of crown and company a satellite view shows a single family home on a dead end street near Gatlinburg.
Don't look good. It makes no sense for them to buy deeds for $900 that are basically worthless. Some consulting huh!

Maybe $900 represents the dollar value of the transaction ... but doesn't specify the direction? Maybe it refers to a 'disposal fee'? I dunno ... my glasses are colored by the thread title ...

EDITED TO ADD: the attached screen shot seems to agree 'DISPOSAL'

Don't assume that the dollar figure is accurate - that may be a made up price. It's not unusual for disreputable closing companies to list a bogus selling price for a variety of reasons...

An unintentional "viking ship"?

That is so true. That number merely identifies the amount upon which the transfer tax was calculated. There are any number of valid reasons for that number to not represent the amount paid for the property. If nothing was paid for the property, the value is what the county will accept the property is worth.

Charter Timeshare Solutions, LLC is operated by Joseph H. Holland who's real estate license was not renewed when it expired in March 2015. My impression is the man truly desired to take the timeshares and sell them off to others, but the expired license makes me think the business has not worked out so well.

How do you explain that it was the hoa that sold to the presumed Viking ship?
This hoa is trying to sell their inventory through a local broker and they have a bunch listed on their website
Viking ships are a problem for HOAs it just doesn't make sense to me that this hoa would pay to transfer these two weeks to a Viking ship
