Guess what the Wyndham Reservation system LOST this past Friday?

Now the obvious answer is one of my reservations, but you would ONLY be partly right. Yes, they lost a "block" of reservations to some of the resorts. Multiple numbers of inbound guests. And this is NOT the first time. But it was MORE than in the past - bunches more. Esp as my reservation was for a Wyndham in Pompano Beach in February ... not a lot of empty units there in South Florida at that time of the years.

Seems the BLOCK of inbounds were the FIXED WEEK owners! You know, those of us who have a fixed week with fixed checkin date and fixed unit number?

I wonder what evil upgrades Wyndham is doing IF their computer geeks are altering inbound owners/guests on FIXED WEEK RESERVATIONS?

Not converted to points. They knew about the problem by the time I called. This was a last minute checkin - 23 hours late, but my unit should have sat empty ALL WEEK. It was another - oh, I can't find your name on the inbounds list. I asked if they wanted my CONTRACT number? Told them to go look on the ownership listed.

If this was YOUR week, what would your thoughts be? was my question to the front desk supervisor over the weekend. Actually, I asked the resort manager today ... what would you do, if you found another family watching TV in your living room at your home? This is the SAME thing - it is my deeded property.

Then I asked him where did all this inventory go - RCI exchangers, Extra Holiday rentors, Wyndham Points reservations ... who were given these UNITs as available inventory?

Resort manager told me this issue has gone to the top of the IT department. And they had NOT researched who or where this "new found" inventory was allocated to.

Should have said, "former and now unemployed top of the IT department".

They should pay your annual MF, or a portion thereof. No budging on that, you are right on with your analogy of people in your living room. The guests in your room should have been moved out of that room. You have a deeded right.

A year or two ago I saw references that Wyndham was using some deeded weeks of owners for the rental programs, it was on the Internet, do not remember were. If distant memory serves, it may have be part of a lawsuit that someone was talking about.

My guess is that they rented it. If you run into the people in your unit, ask them if they are renters.

Just called my "new best friends" ... who rented the unit from WYNDHAM directly! Asked them IF they had rented it from Linda? "No, from Wyndham directly" ... I want my MONEY!

That would be my guess also. Probably through Extra Holidays.

You could call the room and see if they answer and what the situation is.

I've experienced it in reverse, me with early check out and then being asked to pay credit card charges to the room incurred after checkout.

Since Wyndham rented it and we all know that they tell people they get 3-4k per rental, that is the amount I would want. It is just like people sitting in your living room. The unit should have sat empty. We ran into similiar problems with them when we book a unit with points so we can arrive very very late or very early in the AM. So I always make sure I call. However, one of the benefits of a fixed week is that you don't have to do anything. It is suppose to be there for you and you are not required to be there at check in on the first day.

I am not far from you, by the way. I am in Wilkes Barre.

Forgive a bad joke in advance. Welcome to the Wyndham "We do not like you" club. As I understand the rules in this make believe joke I just made up, I think it is by invatation only.

My name was NOT on the inbounds arrival list and Wyndham rentors are sitting in my unit. My "guests" could easily have been turned away and figured I had ripped them off .... if I had NOT called to ask the front desk to the give them my unit ... except the Front Desk could NOT find my unit which I have owned for several years.

I pay alot of money to Wyndham and a Fixed Week ownership is a simple thing. If their computer program is CANCELLING overlapping reservations between Fixed Week and their points system, this is major league WRONG!

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Maybe Wyndham has adopted the hotel model of stay. Even if you prepay a room but are a no show on your first day, hotels can keep the entire amount if it is a non_refundable rate or one nights stay or more if refundable and give your room to someone else, if you do not notify them of the late arrival. They will consider you a no show.

I would expect if a resort was doing this it should be in the plan documents and disclosed to owners. I would also hope the direct owners or the HOA received the majority of the rental $.

If its not in the documents that management can do this, I would be angry and demand compensation/satisfaction but would also take the time to reconfirm in the future and notify the resort if myself or my guest were arriving after check in. Even with a printed confirmation in hand I have found it best to confirm the week before-fixed,floating,exchange, and rental. When I will be late I also call on the regular check in day and the new check in day before I leave home.

Linda, my heart goes out to you. I'd be so pi$$ed and disappointed that I'm not sure I could darken their door again. I have never had anything even remotely similar, but just in case, I ALWAYS call/email a few days before arrival to make sure everything is copacetic.

Keep us posted on the developments. Inquiring minds and all that want to know.

Wow Linda - thanks for the heads up.

The only trouble I've ever had was a last minute for my Dad (the owner). But he had printed his confirmation and they straightened it out without me having to get involved. Had it been a guest/renter it could have been a different story.

Still a different scenario from yours, and I would be furious. I usually check on reservations, now I will be triple-checking.

I think it says somewhere that a "no show" is cancelled. But, 23 hours? Let's see. Wyndham rented out your suite. That means, Wyndham rented out your unit BEFORE your check-in.

Like others have said, Wyndham SHOULD pay you back for renting. Either their rental fee that they usually give owners, or equivalent points.

I'm renting at Old Town Alexandria in April (Easter week) - the week starts on a Sunday, but we won't be arriving until Monday night. Wyndam owners, what do I need to do to make sure they don't give my week away before I get there?

This worries me! :eek:

Late checkin on a points reservation should always call the Front Desk to "note" the reservation with a late arrival and ETA.

A Fixed, DEEDED week owner should be allowed to showup whenever they '*#%&@+=!?' please. And since I have owned this for several years, it is not like the computer glich was because of a name/owner change. And I paid all my MFs with my credit card for my FF points. And I didn't get no certified letter saying that I didn't pay MFs.
