Since you are interested in Florida, I will move your post to the Florida forum. You will probably get some responses, but the best thing to do is just jump in and start reading posts in the forum and ask questions.

One thing about owning a T/S in Florida is that real estate tax is generally billed separately from maintenance and tends to be high. In Palm Beach County you might find yourself paying $500 for maintenance and $200 for real estate tax.

Welcome fellow Canadian! What province are you from? We have many Canuck members here on TUG. My advice is to become a member. It will be the best $ you have ever spent! I joined about 10 years ago, and have learned so much. The reviews of Florida Timeshares alone is worth the price of membership.

One thing about owning a T/S in Florida is that real estate tax is generally billed separately from maintenance and tends to be high. In Palm Beach County you might find yourself paying $500 for maintenance and $200 for real estate tax.
Our (Orlando) Florida timeshare bills for annual fees have real estate taxes lumped in, but the bills are itemized showing the 3 included categories, to wit:

(A) Operations & maintenance.

(B) Reserve fund payment.

(C) Real estate tax payment.

Most people say not to purchase in FL as its a location that is very easy to gain access to, through trading, as well as "extra vacations" offered through the trading company through reduced prices that do not require you to trade your desired week.

Most suggest purchase in an under developed TS location, and use that for trading, your FL trades may not get you much.

Now, I say that, but I own 2 resorts in FL (Sheraton Vistana and Wyndam) if I could do it over again, I would have purchased somewhere different.

Also, if you would like to stay at a Disney Resort, you want to purchase at a resort outside of FL and that trades well with II. That way you don't have to spend as much $$ on DVC points.
