Grandview resale

Hi tuggers

I been looking at some grandview resales. The owners originally bought into the rci point system but both have dropped out.

If I buy one of them can I just rejoin Into rci points or have the weeks converted back to tpu? Will it require the resort to reconvert it back to points?

The owners bought back in 2006/07

These are questions you should ask the seller, how much are they asking? Are they offering incentives for you to buy like paying closing and transfer fees ? How about Maintenence? See if they paid fees so you can wait til 2017 to make any payments, ball is in your court, so many timeshares you can negotiate on terms that please you!

We have not talked price or alike yet.

My concern is if the current owner dropped out of rci points how do I rejoin or is it even possible without paying the huge fee for converting the week to points?

I believe that if the former owner dropped RCI points, you'd have to pay the exorbitant fee to start a fresh account. I don't think you can just reinstate, and pay a minimal fee.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
I have heard that weeks can be re-enrolled for a more nominal fee under $500 to re-enroll and I have heard that they would have to pay the full conversion cost. RCI won't confirm or talk to anyone about it other than the current owner. So I don't know if it was true. If it is a sale you actually have contact with the owner vs ebay type broker, you might want to see if the owner can check and find out the exact price. Even if the answer is yes for the lower re enrollment it may not apply once it transfers. Maybe you should see if they can re-enroll and you would add that cost if it is reasonable to the sales offer.

Talked to the seller and she does not want to deal or talk to rci so that seems as a long shot. I think I might need to find another unit.

I would have expected that you would have to talk to the Grandview, not RCI. Have the owners get an estoppel from the Grandview.

And how do you drop out of RCI Points?

If this is what really happened, the owners were nuts. Assuming this is a 2-BDRM, the owners could have sold the RCI PointsTS and picked-up a TPU unit free.
