  3. Fixed Week / Floating Week / Number of Points (and specify what system) Week 32/98K points annually
  4. frequency (every year? every other year?) every year
  5. unit size (ie bed/bath/view) 2BR
  6. Annual Maintenance fees Approx $900/yr
  7. Date the annual maintenance fees are due each year (or indicate if paid monthly) 1/1/2025
  8. date the NEXT maintenance fee bill is due 1/1/2025
  9. Number of Points and the frequency (every year? every other year?) 98K points per year, RCI
  10. Season if applicable (high demand etc)
  11. Exchange Company Affiliation (if any) RCI
  12. Past trades you have made with this ownership none
  13. Closing Cost estimate (if any) unsure

Note the two bedroom units are two one-bedroom units that connect. So if you stay in Vegas, you can get a 1BR for two weeks or one 2BR for the week. I have never stayed in the unit--just used the points.

I will pay the Grandview resort transfer fee and the LT Transfers title change fee

I am interested. Sounds similar to my father in law's unit at the Grandview. Do you have 98k deposited in your RCI account every year. ie. is this a points unit at the Grandview, or a weeks unit that can be converted to 98k each year?

As I have not 'purchased' a timeshare on this site before, how do I know I am getting exactly what you are advertising?
There are two ways to handle a sale/transfer of this nature. One is just between the two of you if the seller knows how to get the deed registered and the account transferred at the resort.
The second is to get a closing company to act as a neutral third party.
In either case, an estoppel is requested from the resort and you can also call the resort directly to confirm using the info on the estoppel.
Should you choose to go with a closing company, on this site many people will recommend LT Transfers. Another option is Resort Closing Inc. I used them for my Grandview purchase earlier this year.

I second the motion on using LT Transfers. I have used them on a few transactions. Very transparent, professional and reasonably priced.

To be clear, this is a points unit, and the 98,000 points get deposited every year. I haven't used those points in a couple of years, so I currently have 196,000 points. I believe they expire/credit in February. I'm happy to transfer these points to you with purchase/transfer of the unit.

I am new to this group and timeshares so I apologize for the newbie questions. I could not find the answer on the RCI site but do you know if your transfer points, can the recipient then extend the points?

Yes. There is a fee for that. However, you can avoid the fee by just using any amount of points for any exchange.
Remember, you can use those points for yourself or send someone else in a vacation. From RCI website:

Something to note! – Points are Saved automatically at the end of the Use Year in which they were allocated, and there is no fee providing that you have used at least some of those Points in that Use Year. To Extend your Points into a third year, you must notify RCI prior to their expiration. A fee applies to Extending Points, which varies depending upon the number of Points you wish to Extend.

The fee is $109 if 30k points or less and $159 if greater than 30k. The extension is only good for a year.

The fee for automatic savings stated in the quote from the website is $36. Given that the OP has 196k points, you are looking at two years of accumulation.

Not that I'm interested at this time, but with RCI points like this - do you have to pay the $300 exchange fee for all bookings (other than Grandview presumably)?

Here is a link to the fee chat. I am posting it here since there was one interested person who didn't know. However, the exchange section might be a better location for exchange questions unrelated to the offer. An offer that I also believe is a good one from the OP.
