Grandview in Las Vegas - Questions

Just won a 122,000 annual points Grandview off eBay so pretty excited to get ownership here.

I am curious I heard there was a way to get weekend stays here with points.

Another thing I read somewhere was you get priority on extra vacations and offers.

I am wondering if there is anything else I should know in owning here. I wanted to own here and figured since the resale on the 122,000 point accounts was relatively good if I decided I didn't like it then I could always resale.

What you get is a dedicated line for Vacation Village properties when you dial into RCI. I have never waited for a rep to come on. No queue at all.
You can trade your 122,000 points for several first class destinations. I'm going to the HGVC's Flamingo next December. You can book Disney Vacation Club Saratoga Springs and Disney's Old Key West Resort for a fraction of your points.

What I don't do is use my points for Grandview vacations. For example, I'm going there in January but I'm using an Extra Vacation for the two bedroom I Reserved there. I think it cost me $349. I'd rather use my points for exchanges to lovely resorts In. and outside, of Las Vegas.

I agree 100% with icydog.

I own two weeks at Grandview for a total of 220000 RCI Points.

I finally went there in September on an RCI Extra Vacation to see what I owned. I was surprised how big the Grandview complex was.

Just got back from three weeks in Maui where my points more then covered my stay and off to Palm Springs in March. I love my RCI points and sharing them with my family and friends.

just curious, I own an annual 2BR at Vacation village at parkway week 23.

I'm still a week member and get approx 2 x 21-23 TPU's each year.

Does anyone know much many points that would give me each year, if I converted?

Btw how much is the annual MF at the Grandview?

The best weeks at Parkway give about 92,500. You can look at the points chart by going to RCI.com and looking at the resort through the directory without logging in. On the page for the resort details to the left you will see the underlined text for the points grid. Not worth paying to convert. You can buy one for less than $500 and they cost about $3000 to convert.

I think Grandview is at about $710 in MF.

Don't Convert. Stick With Straight Weeks. If You Want A Points Unit, Buy One.

Typically the timeshare companies charge big bux to convert a straight-weeks unit to a points unit.

It's not worth it by contrast with resale points units that were already converted & that stay converted upon resale.

If you keep your weeks unit & buy an already-converted points unit, you'll get the best of both worlds for lots less than paying big bux to convert what you already have.

Note that Vacation Village At Parkway has 3 different demand seasons (popularity levels) for 2BR points units -- 55,500 points & 74,000 points & 92,500 points. Maintenance fees are all the same, so if you spring for an eBay points unit, go for the highest demand season to get the most points for the same money.

Full Disclosure: Our 92,500-point 2BR lock-off unit at Vacation Village At Parkway cost us $250 or so (total) via eBay -- free closing, free resort transfer, free points (i.e., paid ahead maintenance fees). It's triennial, so we get 30,833 points every year. Is this a great country or what ?

Grandview weeks 'on sale'

I own at Grandview and have stayed there several times.

I wait for the sales from RCI and almost always see Grandview listed for $209.
A couple of times I got the two bedroom suites - two separate one bedroom suites - for that amount.

If you wait until 45 or less days, then I think there is a bigger break. Not positive on that one.

Those $209 (currently) weeks are RCI Last Calls and available to all RCI members.

As a resale owner you may or may not get a bonus week certificat- good 45 days or less out- generally good for exchanges that have a tpu value of 9 or less for the regular exchange fee.

You also get priority to all of the points inventory for Vacation Village properties at 11 months out vs 10 months out.

No other special incentives. People want to own the 122,000 GV weeks simply because the MF ratio to points is one of the best.

We Get A Vacation Village At Parkway RCI Bonus Certificate Even As Resale Owners.

As a resale owner you may or may not get a bonus week certificat- good 45 days or less out- generally good for exchanges that have a tpu value of 9 or less for the regular exchange fee.
That "certificate" shows up on our RCI opening page any time we log in.

When I check the offerings under that category, they're typically less money than straight Extra Vacation Getaways but more money than Last Call or those semi-frequent special sales on Extra Vacation Getaways (e.g., the current $209 RCI "Cyber Sale" offerings).

Full Disclosure: Via "Cyber Sale," we're signed up for back-to-back $209 timeshare weeks (1BR units) in Kissimmee FL for our traditional 2-week after-Christmas Florida vacation -- Star Island followed by Vacation Village At Parkway. Getting there & back via Southwest Airlines "Click & Save" bargain fares. Signed up with AutoSlash Dot Com for a bargain rate on car rental. (AutoSlash keeps searching for lower rates than what we already reserved. When we change to what AutoSlash finds, it keeps looking for a deal better than that. We saved $12 over our original car reservation so far. Thanks to Ron & Joan for turning us on to AutoSlash.) Is this a great country or what ?

The bonus cert usually transfers to resales. Resort sales tell owners that they do not. If you purchase resale and it doesnt show in your RCI account you can ask but I don't think you can demand one.

One downside though. With a point membership and a weeks membership I guess I need two Rci accounts = 2 annual fees.

I guess I need two Rci accounts = 2 annual fees.
Just 1 RCI membership fee.

When you join RCI Points, a membership in RCI Weeks comes with it at no extra charge.

If you paid ahead on your dues for RCI Weeks, you might be able to get a refund when you sign up with RCI Points.

Is this a great country or what ?
