Grandview at Las Vegas, 1 bedroom, week 28

FREE TIMESHARE - purchaser to pay transfer costs only
1 bedroom at Grandview Las Vegas ‘Grand 9’
Fixed week 28, biennial, 18 RCI trading power/B]: 2016 week have been deposited with RCI and combined with another deposit for a total of 28 trading power available until July 2018.

Deeded: paid in full. This was inherited from parents who purchased it in 2007. My husband is gravely ill and can’t travel anymore so we are looking to pass this to someone who can use it. We have never stayed here, used RCI for exchanges only.

Maintenance Fee: Paid in full until January 1, 2017. Grandview annual maintenance fees are $367.50 year and next payment is due January 1, 2017 (2016 paid in full)

RCI: Unit has 18 trading power and 2016 week is banked for a total of 28 trading power available until July 2018, plus 1 resort certificate available until November 2016. RCI annual membership is $124/year and next payment is due January 31, 2017 (2016 paid in full)

Title Transfer: Purchaser to pay all transfer fees (title, Grandview & RCI). LT Transfers has good reviews on TUGS.

Resort: The Grandview at Las Vegas is located approximately 7 miles from the southern end of the famous Las Vegas Strip! Amenities include five pools & hot tubs, several barbeque and picnic areas, a nine hole putting miniature golf course, an expanded fitness center equipped with treadmills, elliptical machines, exercise bikes, universal machines, strengthen area, and a state-of-the-art sound system that provides music poolside. There is also has an arcade located at the 2nd floor of the registration building which includes three pool tables, air hockey and various coin operated arcade games.

Somehow I don't think this is correct:

Grandview annual maintenance fees are $183.75 year

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
It's a biennial with an annual MF;s of $183.75 per the ad. The MF's for a 2 br lo is about $700 so it seems like it would be correct.

We own an EOY contract at Grandview and that is the exact correct amount of annual MF's.

Apologies folks, the annual maintenance fee is $367.50 for biennial allocation of 1 week. The deed shows 1 bedroom but whenever we exchanged through RCI we were booked into a 2 bedroom.

Since this is biennial do you pay the $367.50 MF every other year also? Do you have a free bonus week each year aside from the deeded week? Is this a fully deeded timeshare?

Yes, $375 per use year for a 1 bedroom is about right.

You pay half the use year MF annually. it is a fully deeded timeshare.

Yes, $367.50 for 1 week every even numbered year. I pay 1/2 of that each year. Bonus week every even numbered year. Yes, this is fully deeded and paid in full!

Week 28 is a good week, even in Vegas!!

Week 28 includes July 4th. Its a great week for trading and for vacationing. I wish you good luck with this timeshare give away!!!

While I do agree, week 28 is a great week and this a very nice offer. I would caution that week 28 is not typically the week of July 4th. According to the calendars July 4th falls in all years I could find in Weeks 26 and 27. Not trying to discourage any one, but did want to at least put in what I believe to be accurate info. However, please google for yourself and you be the final judge.

You're right of course. Week 28 is the week after the 4th of July. Its still a good week though.

Ron - I suspect that this is a misunderstanding.

When did you mail the contract? My experience has been that it can take a long time for mail to reach Canada from the West Coast - easily 2 weeks.

Also - did you add extra postage as required for mail to Canada?

I recently mailed something to Canada without enough postage, and it wasn't returned to me for a full month.

Have you called or emailed the OP to inform them that you mailed the contract?

Definitely a mis-understanding. I didn't receive an email to confirm the purchase agreement was satisfactory, so updated my posting here, to keep it current. Sorry for the mis-communication. Haven't done this before and have had several people express interest but when I send the document I don't get replies to confirm. Will keep trying... Who knew trying to give something away would be so difficult!
