grandview at las vegas ¿MF?

Hi everybody

I´m asking for ur help (once more)

I´m bidding in an auction referenced to the resort grandview at las vegas, but they say they are wholesellers and bidders may check the points of the add, i´ve checked mostly but i don´t find which are the Maintenance Fees from this resort. The add put 590 $ ¿is it ok?

Grandview maint. fee

I own a 2 bedroom at The Grandview and my maint fees for 2009 are $641.00 I believe I paid $590.00 last year.

Just get back from Grandview. They have a lot of building being built and unsold so the MF is relatively low. Resort is very low quality and the service is very poor. You can trade in this resort easily with any TS. I wouldn't take this even it's free

upsss!!!!

By the moment i´m the maximun bidder.

I really want it to trade with its points ( 80.000 points) i don´t really want to go there any time, i want to get it to get access to the rental weeks last minute in rci around (6-9000points)

So...do u keep thinking it´s not a good buy for that purpose???

I attended the presentation and I was shown how many rci points grandview can trade for, it's higher than Hilton and Tahiti Village here. The MF is relative low, but I guess it will jump up significantly. It's easy to trade in, with 1bdrm SA I can trade again for 2bdrm next Thanksgiving, but we vow this is the last time we stay there. There are several building not yet finished and there are many rooms unoccupied, but many people have to park their car on street or in South Point casino parking lot.

One thing working in your favor is that winning an ebay auction for a timeshare does not commit you to buying it. That's stated...usually at the bottom of the auction ad.

If you want out, you should send a message now to the seller stating that you've had a change of heart and you don't intend to go through with the sale should you win and would like to have your bid rejected by him. I've never done this either as a buyer or seller, but I belive it should be possible as I have received 2nd chance offers for other items I lost out on in the bidding process when the winning bidder renaged.

As to the other claim about Grandview trading higher than Hilton or Tahitti Village, I don't understand the claim. Do you mean to say Grandview will pull better trades and is worth more, or are you saying it costs more points or takes a more valuable property to exchange into? Neither sounds right to me.

Keep in mind that salesmen lie. HGVC doesn't exactly trade in the same points system as Grandview. HGVC points trade at a level specific to HGVC's point system and trade up in RCI (takes fewer points for a 2 bedroom through RCI than internal with HGVC).

I also would harbor serious doubts that GV would recieve more points in RCI points that TV.

Finally was outbid, and no worries in my head, even i consider it was a good deal, cause i only want the 80.000 points that the property included. The point is that i did´t confirm that the property was already converted in points...it will never happen again.

Waiting for my first TS buy...

Read the reviews in TUG, I am an owner there and most of the people staying there are very satisified, do not read too much into one person's experience at this resort, the majority are clearly happy with their stay.

Satisfied is a relativeterm. I visit LV more than twice a year. Have been at different WM, Club de Soleil, Grand Desert, Marriotte ... Grand view is the worst. Just cite view eaxample: the towels is cheap, cooking utensils are cheap, no concierge or security for every building, not enough parking space, very far from the trip center etc.
About trading point, I aw the RCI point catalog, i show that it can trade for more points than Hilton, Tahiti Village. I can't believe that, but that's what I saw
