Just received word that my $100 eBay purchase of 2 bedroom Annual Platinum GV Florida Club passed ROFR. It included 2025 usage with MF already paid.

I was shocked that it went through. I actually bid quite a bit more for the week on eBay, but won it at $100.

It must be a late in the fiscal year thing. I posted it to rofr.net

It is also possible that what was submitted to MVC for ROFR is far greater than the $100 for the week you won at auction.

We just had ours past for $1098.

Nice deal! Congrats! Especially either 2025 maintenance fees paid!

Only downside is that maintenance fees at even Grande Vista are up. My 2Bd Plat weeks are at $2k annual. Finally feels high in Orlando also. Oh well. We still love it!

I already have a 2 bedroom GV so I purchased eyes wide open. Using it as a lock-off to trade in II is why I purchased this. I have never actually stayed at MGV, and do not have any plans to do so. I have a couple of Vistana Units and 2 MGV lock-offs that I use for my trading needs.

Nothing against Orlando, but its not where we are in our life cycle. We have three adult daughters and no grand children.

Our vacations are usually in 2 or 3 bedroom Marriott or Vistana units at a net cost of $1100 to 1200 USD per week, which is good value. We are skiers and beach people so that leaves us lots of choices.

The thing that is killing me now is the exchange rate on the CDN to USD.

Most deeded weeks in Florida have been more or less worthless for a while now, save for the platinum Grande Vista mentioned above (where they were reselling around $3K +/- a few years ago, and now are less than half of that), and platinum Ocean Pointe and Oceana Palms. The remaining ones (Cypress, Harbour Lake, The Palms, Doral, Legends, and even Lakeshore) didn't bring much if anything on the resale market. The "worth" is how you use it, and platinum Grande Vista has really good trading power in II where you're getting two weeks (each likely better than any GV week) for one MF payment which is just under $2K right now.

As for the reserves, it's a little complex but the Orlando resorts have been phasing in those increased reserve requirements so as to not hit us with one special assessment or one major MF increase. MVC and the related resort boards typically have historically kept a high reserve anyway for a number of reasons, so we'd never have been in a situation like the Sunrise, FL condo a few years ago.

Just curious how you get the math to work out to $1,100 to $1,200 per week, for Grande Vista I would have that as more like $1,350 to $1,450, is it the Vistana weeks that bring the overall cost down?

If one has enrolled Marriott weeks the exchange fees and membership with II don't apply.

$1950 MF + (2 exchange fees @ $164 Each) + $95 Lock-off = $2380

$2380 /2 = $1190 per week

I should also be including unit upgrades at $59 per bump. This will ad another $177 if I assume studio to 2 bedroom and 1 bedroom to 2 bedroom. This adds another $89 average cost per week.

That leaves me with an average cost of $1279 per unit if I am in a 2 bedroom. Occasionally I take 1 bedroom or studio such as when we stay at the Westin Lagunamar, but these are offset by the time we are in a 3 bedroom Marriott or Sheraton. Its not exactly free or cheap, but I am just back from two weeks skiing in Beaver Creek. We stayed in a 2 bedroom at the Sheraton. The effective cost represents great value for the accommodations we stayed in.

The above is the cost on my MVC.

My Vistana SDO 1 bedroom traded into a 2 bedroom costs me $847+$164+$59 = $1070 per week

The Vistana is a better value trader, but the MGV gives me Marriott preference. Marriott Grand Chateau has a better MF for value trading, but I acquired my MGVs essentially for free when I include the free use year. The difffence in upfront capital carries me for 5-7 years in the diffrence. I dont anticipate holding these for much more than 8 -12 years.

Its not a straight line, but thats where I see the value.

Won the auction Jan 5. Was advised it cleared ROFR Jan 27. Transfer work in process now. I expect it will be early April before I see it in my account.

Find the good deals takes patience and time - time and patience. I bid on stuff not necessarily expecting to get it, but happy of I do.

Yes, you can book any weeks in the platinum season, nothing was sold as a fixed week.
And yes, a high TDI week here would trade better than GC.

Look at week 7 and Easter week for excellent trace power

Why would a seller do this though? Especially an eBay reseller wouldn’t care if they get their $100 from OP or $100 from Marriott? Concern about eBay feedback I guess?

Why would a seller do this though? Especially an eBay reseller wouldn’t care if they get their $100 from OP or $100 from Marriott? Concern about eBay feedback I guess?
I think it depends on the Ebay seller and trying to obfuscate the source of the week. Post card or exit company for example. They may also want to ensure they get paid out the full amount including any "commission" that was or would be paid for by the seller.
