Grand Ocean ROFR

I have a seller asking $300.00 for a Silver Oceanfront at GO. He is going through a title company who is insisting on submitting to Marriott for ROFR (as it should). I have verified it is an annual oceanfront

I feel certain they will exercise at that price.

Any suggestions on a good price which will pass?

My two cents... I wouldn't pay more just trying to exceed an ROFR threshold we don't know.. It's silver season so the value is greatly diminished over peak seasons and the ability to resell >$0 is uncertain. I somehow doubt MVC would execute on a silver season anyways... just my two cents :)

Buy it if you want.....actually it's a good season to be there, and for that price it's a steal because you can still trade up with that.....it'll pull most Gold weeks and an occasional August platinum week back at GO. (We have a silver Barony for trading and we get fantastic trades every year.....matter of fact we got an August week at Grande Ocean using it, occupying last month.

I seriously doubt Marriott will exercise ROFR on a silver week, so the upfront cost is minimal and you have nothing to lose. GO's silver week is one of the best silver weeks in the system. People may say you can rent a silver season week for less, but with the great trade weeks you can get, your rental fees for THOSE would be far more, hence the real benefit.

My silver surf watch week has traded into crystal shores for me twice(and both happened to be gulf front weeks) and I would imagine grande ocean would have a slight bump up in trading vs surf watch even.

I lost a couple at Hilton Head in Silver season to ROFR. I wouldn't pay more hoping to get it through, but I would expect Marriott would take that one back based on my experience.

Here is where I get confused on what can go into the trust. If Marriott executes any ROFR, can that week be moved into the trust and if so, can Marriott now sell the DC Point equivalent?

If yes, this seems like a no brainier when money is cheap and the sale price is so low.

Yes, MVW can convey to the DC Trust any Weeks that they reacquire by exercising ROFR, foreclosures, etc. But it's still difficult to gauge when they'll exercise because they're not doing it for every Week. This sticky thread is probably the most helpful but it only tracks ROFR when TUGgers report it, not every ROFR exercised by MVW.

If I were looking to buy a specific Week I'd definitely try to track ROFR and raise my price to cover what would be expected to be ROFR'ed. It always confuses me when people say to stick to a lowball offer and wait for an ROFR waiver or look for something else. If I want a specific Week then why wouldn't I do what it takes to get it? :shrug:

Buying a Week with exchange value in mind is different - those I agree that "try try again" is a good tactic.

I still don't think I would raise to try to meet an unstated price. Some go through at $1. Some are taken back at $18,000.

When it's something like a silver week at Grande Ocean....if you lose one there are plenty of others.

"Silver' weeks are a dime a dozen. I had a seller offer to pay all fees plus a little more to take his. Marriott must not want them.

It's the 'Oceanfront' silver's they are taking. Had one taken at 1500 and another a few months ago at 1895.

Figured I would at least get it over 2k, but was hoping someone on TUG had recently got one through.

Thanks to all for suggestions.

I got my OF silver for about $1000 all in within the year. Lost a few OS for a little less than that. No discernible pattern on these silver weeks.
