Grand Mayan Resale Advice

I am looking at buying a resale on ebay for Grand Mayan. A few questions

1) Does it matter where(location) I buy

2) Does anyone have trouble getting the weeks they want?

3) Maint Fees seem very reasonable compared to my Westin Maui, any other hidden fees

4) Any other advice from someone that purchased resale-good, bad, ugly

My advice would be to purchase an old contract that only charges 1 maintenance fee to transfer. The newer ones charge 10% of original purchase price, which can run into several thousands of dollars.

Also the older ones have maintenance fees tied to the rate of inflation from the time purchased, which amounts to substantially lower maintenance fees.

Also, I would choose one that has a transferable vacation fair week. (older contract) I might also choose a double week contract.

That means 2 regular weeks, which you must pay your fee for and two extra weeks that you only pay if you use, but you can pay the maintenance fee on these and deposit into RCI for other vacations if you wish. Only usable on double week contracts.

It doesn't matter which location your contract was purchased, you are allowed to use your vacation at any of their locations, without any extra fees

I bought several second-hand Mayan Palaces and couldn't be more pleased.

The new ones have extra bells and whistles, like only paying your reg. maint. fee if you use it. But you still have to pay an extra maint. fee for renovations every five years and you must also pay five maintenance fees every 25 years for renewing for an additional 25 years, so why wouldn't you use it every year, or at least deposit it into RCI to use later?

Especially when older contracts have such low maintenance fees.

Some of the new contract charge 5x M/F to transfer. Avoid those if you can. Even the 10% transfer fee is likely several thousand $ so mydogs2big's advice of finding a older contract with 1x transfer fee is good.

I was told by a general timeshare website retailer that the all the Grand Mayan transfer fees are 10%, it's the Mayan Palace that you can get older contracts without the 10%. Not sure if that's true or not.

why buy a Grand Mayan when you can get a 2 bdrm almost anytime through SFX? I get them as bonus week for only $299...

I am a resale buyer of a Grand mayan unit and realize that all these are are just prepaid vacations. Certainly, if one can rent the same unit for $300 per week, then the GM timeshares are essentially worthless. Is that indeed the going rental rate for a 2 bedroom GM unit during the winter months?

I booked a week at the Grand Mayan Nuevo for president's week 02/14/2009 to 02/21/2009 in a 2 bedroom from HSI on April 17th 2008 for $825.00 I think owner's pay more than that in mait fee's when you add in the double mait fee's every 5th year !!!

The SFX representative told us we could not use a bonus week for the grand mayan only the mayan palace units. The said that grand mayan could only be taken with regular exchanged weeks or perhaps they might allow a bonus week to be used but they would charge much more than the standard bonus fee which to us meant it was the same as renting a grand mayan so it was not such a great deal then. Doug
