Grand Mayan - Buying Resale

I'm considering buying a resale week at the Grand Mayan in Nuevo Vallarta. I currently own there, but bought from the developer (I know, I know - not the smartest choice, but that was before I was educated to the "Resale World" :wall: ).

Anyway, I was wondering if the perks and/or options are different for owners who purchased resale vs. from the developer at the Grand Mayan.

Any help or insight would be appreciated.

Our friends bought resale and go there every year.There is no difference.

Wait a little longer with the economy and they will get cheaper. I think what I have read earlier some of the vacation fair weeks and cheap golf may not be the same. But if you pay 2 K instead of 20 K so what.

apparently it depends on the year of the original contract. Our friends bought resale and got the VF week as well as the discount for golf. The year of the original contract also determines the transfer fee. Earlier contracts transfer fees are 5X mtce fees and later contracts are 10% of the original selling price.

Thanks for your help.

I'd heard of the original contract date being a factor, but I'm still not sure what the magical date is and what is included or isn't included before or after that date (such as the VF week and/or golf).

Does anyone have any more specifics?

The 5x MF started in Nov or Dec 2005. It was listed on the April 2006 contract that we have with the GM. Before that, the transfer fees were 10% of th original contract - about $3200 for a 2-bedroom. The ones with the 5x MF also include a statement that VF, golf, and other "extras" do not transfer. Look for an "old" contract.

We purchased 1 bedroom Grand Mayan resale on EBay in December 2007 . Original contract purchase date was April 2005.Our transfer fee was $2300.00-10% of original purchase price.VF week,golf pack and Maz pak were transfered to us. We have experienced no problems with booking and use of the unit. When purchasing resale ask all questions,check with resort and use E-Mail so you have everything in writing. We have purchased 4 timeshares on resale with no problems.
