I used to own Grand Desert when I first bought, but (stupidly) dumped it for Access in an additional purchase later, only to dump Access again and now have deeded at National Harbor, which has low MF.
I know... live and learn, but i'm looking to buy a resale contract I found which aligns with my use year of Oct1-Sept 30, it's at Grand Desert "Parcel 2" according to the deed. I believe this corresponds to Tower 2. Tower 1 and 2 have lower MF than Tower 3. I have seen the estoppel.
Can anyone confirm that "Parcel 2" is the same as "Tower 2" as far as MF? The estoppel says monthly assessment is $66.15, so does this track?
Also, this being my first potential foray into resale, the contract is for 141k and should come with 2HK and 1 RT if I am doing that math correctly, or the other way around?
I was looking for a slightly larger contract, preferably 200k or more, but I think this one will do, and trying to line a low MF resale into my current UY has been challenging.
Lastly, is there any way to guarantee the contract will transfer with all points available? Or is this one of those things you just have to take the sellers word on?
