Giving away this Gatlinburg Town Square Phase II timeshare which is managed by Exploria Resorts. Usage is every other year and the next use will be 2026. Biannual even years float 1-23 and 44-52. I usually book Christmas/ New Years week every year. for this year (2024) I actually split this week into a 3 night stay and a 4 night stay for the full 2 bedroom. I booked December 28-January 1st and December 27-30. If you would like 2024 usage, either one or both, I am willing to give to you with reimburse of Maintenace fees for 2024. Otherwise I will be renting these and your usage will start with 2026. Normally I book full weeks, but we planned on using Memorial Day weekend this year so I split the week and then something came up last minute where we could not go so I changed the date to December 27th.
The unit is a 2BR lock-off that splits into a 1 BR and a studio unit, or split the week into 3 night adn 4 night stay. The maintenance fees wont be due until January 1st of 2026 for the 2026 usage, and the rate has not been set yet, but the current year is $874 which is only paid every other year. I will handle the deed but new owner will need to pay for the recording fees and the $100 resort transfer fee, total to new owner will only be $150.
This ownership is very flexible since you can split the unit and stay 2 consecutive weeks or get 2 individual deposits with RCI/II. You can even deposit one side with RCI and the other side with II. By locking off and depositing separately with RCI you get a total of 47 points to trade within their system. I normally book every year during 4th of July and if I don't use it, I then rent it. Bit I am told the trading power is amazing.
