I know this is the Marriott thread, but it seems people on this are the most knowledgeable about timeshares.
The Four Seasons are very tough to trade into or even rent.
Nothing ever available--except aviara.
I am wondering why there are so many weeks for sale/rent at Aviara?
People paid 50k for a week and now they are as low as $200.
Anyone know the issue?

Even at $2750 a week maintenance which may seem high, it really is not much if there is no initial investment.
They can be rented for a little more than the maintenance fee, so a rush to purchase may not be necessary, but it is a great location.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
There are only 2 timeshare four seasons, Aviara and Scottsdale. As you say MF's are high. Multiple week owners have an advantage over single week owners and it is difficult to reserve the better weeks in the season if you don't have 2 or more weeks. I doubt that it is easy to rent most of the gold season weeks (which is probably more of what you see for sale) at or above MF's.
I also think taxes are charged separately from MF's so if you see them for rent just above MF then it may still not net anything for the owner.

There was an issue when the Park Hyatt took over the hotel and denied owners the amenities they were accustomed to getting when it was a Four Seasons.

FWIW, we own at FSA (bought 22 years ago). Because it is a fractional ownership, tschwa2 is correct that property taxes to the county are paid separately (don't remember what they are but not much).

We have never had a problem renting in the gold season. The lock-offs can be split into two weeks and it trades extremely well through Interval. We have had 22 years of fabulous vacations trading this property.

Their high maintenance fees are due to the daily housekeeping costs.
Only Aviara and Scottsdale offer a weekly timeshare product. All of their other residence club properties are fractionals.

Why does FSRC have a low resale value
  1. No ROFR
  2. More sellers than buyers
  3. The Creative Leisure partnership is no longer available. Years ago you could use cash and/or FSRC credits (aka Accommodation Credits) for travel packages.
  4. The Premium Selections is no longer available. This was an exclusive selection of room packages from Four Seasons Hotels and Resorts, created just for Residence Club owners. You could use cash and/or Accommodation Credits for Premiere Selections bookings.
  5. FSRC abandoned their original plans of building a network of resorts with weekly timeshare ownerships. Once that decision was made, they started selling multiweek packages at Aviara and Scottsdale.
  6. Promise of a robust exchange program never came
  7. Multiweek FSRC owners are allowed to book 100% of the inventory at 13 months. (FSRC didn’t place a cap on the % that can be booked at the 13 month mark).
  8. Expensive MF to use as an II trader. (When I owed FSRC, my less expensive MF week could see the same as my Four Season week).
