We have the following 23 contracts available free, you will only be responsible for closing costs of around $250 to Legal Timeshare Transfers, Readylegal@gmail.com, and transfer fees paid to Wyndham of $299. You will then be responsible for the annual maintenance fees payable to Wyndham. The annual cost per thousand points is the current cost for maintenance fees at the resort, plus there is an additional $0.70 per thousand for program management fees payable to Wyndham which pays for management and your RCI account.

Buying to use and not rent from this day forward. Bought Sheraton, Marriott and Westin. Still a great hobby, but Wyndham changed the rules on renting. Hurt our daughter, not us so much, but the fees are piling up on us.

If you have a lot of questions about using Wyndham, please ask the experts on TUG under the Wyn forum.

Also, don't say you want to buy and then back out. This just happened. Ask questions on TUG, then decide.

Be sure to send the paperwork to LT Timeshares right away to start the process ASAP, since Wyn takes 4-6 months for the transfer.

Closing is about $300, according to my recent bill from LT Transfers. $299 to Wyndham.

I dont think so. Most people who are contacting me are adding on. someone else may know the answer.

Yes, and it increases a bit every year or two; for 2023 it is $175.00 (so 250,000 points is the threshold).

The club fee is $.68 per thousand so divide the minimum of $175 by .68 and you get ~257. So 257k is the threshold.

The minimum fee is charged by account, not by deed, so if you have multiple deeds that add up to at least 257k, your club fee will be calculated at the $.68/1,000 rate rather than the minimum.

Have been looking for lower MF contract(s) to get started with Wyndham. Looking at the Fairfield Bay contracts. Curious why the MF amts are different. I've been reading thru posts and thought they were always the same at each resort. Thanks!

Some resorts have more than one “phase”: where each phase is legally separate and has slightly different costs. If a resort is converted weeks and not UDI, then different seasons pay the same underlying weekly MF but are awarded different amount of points.

True. Meadows, Fairways, etc., all have separate HOA's. The units are aso different in the floorplans. Also, some lockoff, some are reg 2 bedrooms.

Question someone asked and requires a general answer on this thread...I have not had a special assessment on any of my conytacts in the 15 years we have owned. The HOA boards are guided well by Wyndham and every MF includes reserves that are kept for updates.

So far, we are keeping our developer contracts. We have two Founders accounts. One barely qualifies with PIC.

Deadline is passed for resale (non vip)points. The good thing is you are only paying MF's for the months you can use them so getting x points with 2 or 3 months use but only paying MF's for 2-3 months is still a great deal and worse case scenario they can be rolled over to rci.

The above contracts are still available, and Wyndham will take the rest back, if no one wants these by the end of tomorrow.

The closing process is long for Wyndham, I have no idea as to why.. They say up to six months, so time is running out to get them deeded into your names and transferred by the end of the year.
