FREE timeshare in MN (2BR 2BA floating)

Well, I'll take the plunge and start us out!

My folks take turns being the president of the HOA for Lake Carlos Villas in beautiful Alexandria, Minnesota. It is a small, very well run resort that trades well due to limited supply of ts in MN.

Here are the stats:

2BR 2BA sleeps 6 or 8 (several of the 2BR units have a loft as well)

Annual maintenance fee: $448 (taxes included) beginning 2009. Fees have not gone up in FOUR YEARS. Budget is voted on by the owners, so MF increases and special assessments are extrememly rare.

Floating weeks: All of January through May 15, November and December (excluding weeks 51 and 52)

The week can be split for more than one visit per year.

Usage begins 2009

No closing or transfer fees!! This is a sold-out resort that is not licensed to sell real estate, thus cannot technically sell a week.

The resort recently underwent major renovation including a new outdoor pool and new interior appliances, surfaces, and furnishings with no special assessment needed.

As a boy I spent many happy summer days fishing in Lake Carlos!!
 
Does this resort trade on II or RCI? Sounds like something good to have as a trader.

Trades with RCI. The resort also helps you rent if you so desire or you can post an ad on their website for sales or rental of any ts you own.

Re the foreclosed weeks. The resort doesn't waste any money attny fees. They offer deed back to delinquent owners. Any returned 1BR units get snatched up right away (in fact there's a waiting list) because the mf on 1BR is only $245.

Ice fishing on Lake Carlos is just as good! Lake Carlos is on a chain of three lakes including Lake Darling and Lake L'Homme Dieu.

It's more than three lakes!!!

I've sea-dooed among Lakes Latoka, Cowdrey, Darling, Carlos, le Homme Dieu, and Geneva. IIRC, from Geneva you can also get to Lakes Victoria and Jessie. No portages- the lakes are all connected by streams, with Lake Carlos being the natural outlet for the system. The outlet from Lake Carlos becomes the Long Prairie River.
