Annual Float 1BR unit in Prime Season at Sheraton Broadway Plantation located in Myrtle Beach, SC, part of Starwood Vacation Ownership. The resort is right next to Broadway at the Beach and a few blocks from the beach. The deed is for a one bedroom villa, annual use unit that sleeps 4. Mortgage is paid in full, and all maintenance fees are up to date. Next fees are due January 6, 2012.

Fees for 2012 are $637 ($223 of that is for Replacement Reserves for work that is scheduled to complete in May 2012.

Per the Broadway Plantation Association Newsletter sent with the annual maintenance fee bill – “The refurbishment of the Plantation villas is well underway, with completion expected in May 2012. The 2012 Annual Assessment includes the final installment for this refurbishment project.” Although not stated in the letter, nor promised in any way, I’ve spoken with the association and they expect to be reducing the 2013 fees at least $150 since this project will be completed.

Here is a link to their site for photos and more information on the property: http://www.starwoodvacationownership.com/sheraton_broadway_plantation/welcome.jsp

I called last week and there are still many 2012 summer weeks available if we hurry.

Unfortunately, I have not been able to make full use of my timeshare since I have not been able to take vacations in this way, but in 2010 I did trade for a week at Marriott Ocean Club in Aruba through Interval International. I understand that Starwood owners get 72 hour exclusive view of other Starwood owners deposits with II before they become available to the rest of the timeshare world, which should enhance exchange ability.

I have contacted Lisa Short at www.legaltimesharetransfers.com and transfer costs would be $125-$135. Buyer to pay transfer costs.

When buyer's usage begins?
2012 or 2013?
Is seller paying for 2012 maintenance fee?

Usage can begin in 2012. I am looking for someone who will pay the 2012 maintenance fees, due in January, along with getting the 2012 usage. However, this could be negotiated.

Any idea how it trades to Maui?

ALL Starwood resorts have first priority for Starwood to Starwood trades, so this should be a good trader for the Westin Ka'anapali Ocean Resort Villas, except during school holidays.

We routinely get two bedroom units at WKORV and WKORVN off-season doing instant exchanges with our one bedroom SBP unit.

We get excellent trades too. No way would I prepay the maintenance fees for someone! :)

Thank you to those who responded, I have never tried to go to Hawaii so I didn't have any personal experience. Really appreciate your responses.

Agreed! I have given a couple of these away on this board as we've transitioned from 1 to 2 bedroom units as a family and have not paid fees during the transfer. It is a great trader!

I looked at the points chart, and this resort is one of the lowest in Starwood, looks like a 1 bedroom is given a points value that is far to low to trade into Maui.

Explain?
Thanks!

I'm not sure what chart you are looking at - there is no points chart for II.

All Starwood owners have priority for Starwood to Starwood trades.

I am looking at the StarOptions chart for Starwood Vacation Ownership.
I read that is how resorts are exchanged within Starwood. That you are given a Starpoints value for your home resort/week and that is used for trading.

Can you explain, if that is not the case, how I would trade within Starwood if I owned this SBP week.
Thanks!

You can't trade with Starwood if you buy a resale week at SBP - resales don't have Staroptions. But you can use the Starwood to Starwood priority to trade with II - Interval International - an exchange company.

Robert,
Can you explain instant exchanges?
Do you pay an upgrade fee going from one to two bedroom?
Thanks!

On the II website, if you search and you can see a 2 bedroom, you can trade a 1 bedroom for it. II doesn't have upgrade fees.

SBP doesn't have Staroptions when you buy it resale. We are talking about Interval International trades.

I misunderstood, I thought you were talking about Starwood to Starwood trades on StarOptions, not II.

I didn't know I couldn't use StarOptions if I buy resale.

I love Starwood.
This seems like a good way of getting in at a modest MF.
I usually stay at Starwood properties with Starpoints that are not from ownership.

Thanks for clearing this up!
