We want to transfer ownership of our resort at Poipu (Diamond Resorts). Unit is fully paid for with no mortgage/contract. All 2012 maintenance fees are also paid. A special asssessment has been levied - which we WILL PAY IN FULL. Diamond is offering the option of paying this over 3 years, but we will pay the full $6K so title is free and clear. Diamond Resorts told us on the phone that this was necessary to transfer ownership. There will be no escrow since there is no money involved. You pay nothing - nothing up front, nothing at closing. You simply take this timeshare. We will use TimeTravelers to handle closing and deed paperwork (approved by people on TUG2) or an attorney.
Note about the 2012 week. We already paid the maintenance fees and deposited this week into RCI. If you want to use this week, we can search for a trade for you and pay the exchange fees and guest certificate for your vacation. We can sign documents for you to that effect with the closing documents. We deposited it in February 2011 so the trading power is excellent. We have always had good trades when we deposit early. Typically we get places in the Caribbean. If you don't want that week we can use it. Or if you know an option to transfer this 2012 week that is now in RCI to you, we can do that too.
You will not need to pay any annual maintenance fees until Jan 2013. They are $1300 or so a year - maybe edging up to $1400 from other posts I have seen.
