We want to transfer ownership of our resort at Poipu (Diamond Resorts). Unit is fully paid for with no mortgage/contract. All 2012 maintenance fees are also paid. A special asssessment has been levied - which we WILL PAY IN FULL. Diamond is offering the option of paying this over 3 years, but we will pay the full $6K so title is free and clear. Diamond Resorts told us on the phone that this was necessary to transfer ownership. There will be no escrow since there is no money involved. You pay nothing - nothing up front, nothing at closing. You simply take this timeshare. We will use TimeTravelers to handle closing and deed paperwork (approved by people on TUG2) or an attorney.

Note about the 2012 week. We already paid the maintenance fees and deposited this week into RCI. If you want to use this week, we can search for a trade for you and pay the exchange fees and guest certificate for your vacation. We can sign documents for you to that effect with the closing documents. We deposited it in February 2011 so the trading power is excellent. We have always had good trades when we deposit early. Typically we get places in the Caribbean. If you don't want that week we can use it. Or if you know an option to transfer this 2012 week that is now in RCI to you, we can do that too.

You will not need to pay any annual maintenance fees until Jan 2013. They are $1300 or so a year - maybe edging up to $1400 from other posts I have seen.

Hi Linda - does your unit have a deeded view?

Can you give the week and view please. This is a very nice resort especially with an ocean view. Someone should grab this. The owner is going out of her way to make this a seamless transaction for someone!

OP must really want to be rid of it!

Unless this is one of the handful of fixed week units, week doesn't matter. The view category (floating view, ocean front, ocean view, partial ocean view garden view) does make a difference.

Welcome to Tug.. I also want to commend you on both the integrity and generosity of your post. This could be a great opportunity for someone. Good luck!

Your honesty and integrity are to be commended.

That being said, and this IS NO REFLECTION ON THE OP as the OP is making a generous and sincere offer, but this resort scares me. There may be serious legal issues down the line that may impact all owners. These potential issues are not yet known so they can't be disclosed, but I fear the potential is there. The person who takes the OP up on this generous offer will get a beautiful resort free and clear, which is great, but just know that there may be legal messiness down the road.

Good luck to you and all owners at this beautiful but challenging resort.

Folks - please post your discussion questions in one of the existing threads about this resort - it's not fair to hijack the OP's Bargain Deals Ad. The threads are on the Hawaii forum - http://www.tugbbs.com/forums/forumdisplay.php?f=22

*3 posts have been moved to the discussion on the Hawaii forum.

Like others, I commend the Original Poster for her openness and generosity. There seem to be a number of Tuggers who want to remain owners at this resort despite the special assessment. So, this may be an excellent opportunity for someone who wants to own in Hawaii. My husband is really opposed to the long plane ride from Michigan to Hawaii--otherwise I'd be very tempted!
