And, 'biannual' means twice a year. Are you sure you don't mean biennial, meaning every other year? This would mean that the first use is in 2017. Correct?

The Certificate of ownership says Biannual ODD

The certificate of ownership states Biannual ODD but its every second year. 2017 is the next use.

Other requested information.
Last two weeks of June every ODD year.
3 bedrooms, 3.5 bathrooms.
Last fee was $4900. Payment every odd year.

The fee is biennial. Every odd year. I will see if I have any photos. Only used once after daughter graduated from high school a few year back, and yes it was very lovely. I inherited the unit and have no time to use it.

WOW, almost $5,000 for 2 weeks? Nice resort, but that's kind of dear. Is there a mortgage too, or is it paid off?

No mortgage, all paid off. I wish it was Pesos but its US dollars. Fee is due every odd year. Fee not peanuts but very large, luxurious, two floor villa. Each floor is 1750 sq ft (total about 3,500 sq ft). Lots of space. Has private infinity pool and hot tub. Two outside terraces/decks with outdoor grill. All three bedrooms own en-suite bathroom as I recollect.

That is a HUGH maintenance fee. That being said, I toured them once when we were at Peublo Bonita on an exchange and they were BEAUTIFUL units!

Very exclusive resort with wonderful views and up on a hill over looking the sea. The estate is gated. If money is no object and not a hassle flying to Cabo San Lucas every other year I would love to pick this up. The last time I researched this, I believe they have different phases, older vs. newer units, with older units having some maintenance issues but that was some time ago that I looked it up. I was on a shuttle ride and saw the unit on the way to Grand Solmar at Lands End. This estate is jaw dropping.

The exchange is not through regular RCI. OP has 2 weeks. Rental is a bit higher than the maintenance fees. Developer and buyers were selling/buying multiple blocks of weeks and they were going for a quarter million to half a million dollars and upwards, based on my memory. Someone who runs a rental business should be able to make money off this when acquisition is free.

Stayed in one of these a few years ago. My friend got the week given to him since the owner couldn't make it. At the time I didn't realize it was a timeshare. Oh my gosh, what a place. Private pool, private hot tub, view out over the ocean. Shuttle down to PB Sunset Beach and from their free shuttle to either PB Pacifica with their very upscale and tranquil pool, or to the two downtown Cabo locations.

As I recollect its stated as ten. The unit has three full bath bedrooms. Two kings and a double queen. There are multiple pull out couches on the two floors in the meeting areas. I think there also is pull out bed/couch in one of the bedrooms.
