Why don't you simply deed it back to Manhattan Club for $100 - you will need to stop paying maintenance and they should offer you the deed-back in lieu of foreclosure. We were original owners pre-construction with flex use of single days and weekends but when the maintenance became more than the cost of renting, we stopped paying maintenance and then deeded the property back.

Try again. You must stop paying maintenance fees and then when they call tell them you want out. They will put your name on the list. We stopped paying in April - just got the buy back last week. Papers are already in.

This means they'll have to wait at least a year to unload it using your scenario ? I don't blame them for putting a little effort into it right now to be done with it in any way they can.....

We waited 5 months. Due to some type of legal issues, MC cannot buy or sell the units right now. Which is why maintenance fees must be stopped and the MC must threaten foreclosure and then can offer the buy back. We found the process very simple once we stopped paying the maintemance fees.

What a rip off. Outrageous original purchase price, high MFs and zero value today. I remember checking out Manhattan Club when they first started selling, shook my head and walked away. I knew it was a bad deal but not this bad...

Sounds like the poster child for Westly Financial Group (which I hear is also a scam - don't use them )
