FREE Lawrence Welk Desert Oasis, Cathedral City, CA

1 bedroom, 1 bath. Sleeps four.

White Usage Week:
Weeks 22-27 (June 1st - July 14) or 36-49 (Sept 7 - Dec 15)
Includes 4th of July, Labor Day, Halloween and Thanksgiving holidays.

2012 maintenance fee and property tax of $669 and $34.62 has been PAID.

I will pay for the title transfer and your first availability search.

This timeshare is located on Indian land. Consequently, there are 4 parties involved in the transfer. This slows down the process and requires transfer fees to all parties (~$665, paid by me). A quick transfer is said to take 3-4 months. The escrow company quoted 90 days.

Do you still have the red week available? Is this a floating week?
How much in advance do you need to reserve a week in March?

Do you usually get the week you want? Is there any options for bonus time or to trade within the Welk system?

Hi Susan,

No luck. I had two interested parties when I first listed it. One was scared off by the lengthy escrow period (he'd read 6 months at best). The other was scared off by the high resort transfer fee that he would have to pay when he sold it someday. I decided to spell out the situation point blank in the posting so people weren't caught off guard and my time was not wasted going down a dead end road.

I have also listed it on redweek.com with no response at all.

Initially I called several escrow companies, recommended by Welk. One said she had a backlog of 24 months before she'd even accept new ones. This was due to it being on Indian land and the number of parties involved. Escrows had been put on hold for a while apparently. Some disagreement among them? Other companies were no longer handling Welk escrows. A real estate agent I talked to, also recommended by Welk, said there is no market at all right now and he is telling people not to bother listing. It all sounds very bad to me. I think Welk and the other parties have put owners in a really bad situation.

I'm actually helping my elderly mother try to get rid of it as she has not used it in many years.

If you have any luck or suggestions, I'd love to hear!

How so? What has Welk done to make it bad?

It seems like a nice resort, the location is good. What are the big complains about it (other than the transfer process)?

Does Welk have an internal trading system or trading priority to other Welk resorts like the one in Cabo or the 3 in Escondido?

The Plat points program started in 2006. We bought our week in 2005 so we are not part of the points system which allows trade into the Welk system resorts.

On the other hand, you can trade into Welk weeks at the other resorts through RCI and II. Further, we were told by a Welk sales person that ALL owners of ANY Welk properties are given a certain priority. He stated that when an owner deposits a week (or points), Welk holds that deposit for 30 days in order to make it available to other Welk owners. Only then do they release it for other peple to reserve.

We haven't attempted this yet, so I have no personal experience with it working. But it did sound hopeful to me.

The OP hasn't been back since he posted in 2012 - the best way to reach him is to click on his blue user name and send him and email.

*Be cautious about any "broker that can help." Anyone that charges you an upfront fee - just wants the fee. Reputable brokers only accept properties that they believe they can sell.
