Wonderful deal! If I didn't already have my Sands of Kahana, I would buy this one to go with my own Hono Koa. Love it there.

The Hala units are very incredible for ocean views, amazingly close to the water. You seriously get better views from the upper floors of Hala than you do in oceanfront at the fancier resorts. The end units are literally 75 feet or less from the water.

I have a list of check-in days of the week and unit #'s assigned to those, if anyone wants it. I got the list during our last visit to Hono Koa. The 3rd and 4th floor views are great from every unit#. The views from the first floor are good, mostly, except some views are blocked by foliage. Actually, two of the units are not good for views.

I've stayed at the resort twice. It's not super-luxorious, but it was recently refurbished, and at only 28 units, it's a nice, simple place.

I found this online:

Maintenance Fee: $1,096.10*
Outstanding Balance: $177.10***
Transfer Fee: $1,005.00
Settlement Fee: $395.00

Notes: Unit features a fully equipped kitchen with dining area. Transfer fee is $1005.00: $250 for Hawaii Document Service, $75 for the Title Search, $200 for Transfer Fee at Consolidated Resorts Management and $350 for General Fund assessed new owners by the resort.

Not sure how the fees add up, but I'm guessing just the ~$1100 m/f is motivating the owner to relinquish ownership.

I am pretty sure the transfer fee to Consolidated is $250 + $300, which goes to replacement reserves.

If they increased the fees to $1,005 for transfer, Consolidated has lost its mind. We own there already and wouldn't mind owning a Hala unit, which is mostly ocean views, as long as you get a unit above the landscaping around the pool, which is still gorgeous. I love the resort, but a transfer fee of $1,005 is way too much to take even a free week. I can get one on eBay and have the seller (PCC) pay that fee.

I would like a new management company and keep the on-site staff as is.

I did a search just trying to see what it's annual fees were. I stumbled across a site with that information. I can't vouch for it's accuracy, but there's also no reason to exaggerate, or list incorrectly high, transfer fees.

Obviously it makes sense to find out ALL the fees before going any further. It was nice when the only things were: purchase price, closing costs, and maintenance fees. There are so many additional fees now, it's a wonder anyone buys.

There is a Palms unit on Ebay

and the seller pays the closing and transfer, or you could rent a nice 2 bedroom ocean front suite from a Tugger :whoopie: for about what the annual fees are for another week:ignore:

I know, Greg. We are going for two-and-a-half weeks, so we need that full week, then we will fill in with your rentals. I need to use a week with TP Maui that expires in July. I am waiting and waiting for a match at Maui Lea, and the days for check in are not weekends. I finally bought airfare, after waiting for the match from TP Maui. They say I am close, but I am not believing it. KInda done with the exchange thing now. I really wanted to own weeks and use them, and now we do, but SOK doesn't start until 2013.
