No it is every year. I called and asked about what week and they said we could use it any time. I mentioned starting in 2021 since we have already used the points for next year for a vacation in Tuscany.

2020 MF’s for a 1br are $647 and some change.

The Maintenance fees are due on January 1, 2020 (we will pay those) and the bill is $842.42.
That includes Operating fee, reserve fee, real estate tax and Club dues.

If someone wants HGVC tied to a Las Vegas Resort, they should grab this. You will never get it cheaper...
