We have an every other year (even years, beginning in 2012) floating (premium) week in a partial ocean view (2BR/2BA, sleeps 6( at the Point of Poipu in Kauai...and an east coast toddler who doesn't love long flights.

So, while we loved the resort, it's time for us to pass on the timeshare. Before we "donate" our timeshare to a service or return the timeshare to Diamond Resorts, I'd love to pass it on to someone who will use it. Any interest? There's no mortgage on the timeshare, and no MF for 2011.

Typically MF are 1400/year (only during even years; no MF for odd years), but there's a special water intrusion assessment for 2012 that raises the MF to 3358 for that one year. I can scan and send you the document from the HOA if you have questions on this.

2 bedroom 2 bath fully equipped Condo in 5 star resort in Hawaii-

The condo is located on Kauai (aka the garden isle) the most beautiful of the Hawaiian Islands (IMO). It's very lush and has 5 rivers, the grand canyon of the pacific -Waimea canyon, 3000 ft sea cliffs- Napoli coast, and so much to do- hiking to waterfalls, kayaking, snorkeling, surfing, ziplining... for more about the island see

Our unit is a modern 2 bedroom/2 bath condo on the ocean in Poipu (the sunny side of the island) at a Diamond Resort. Only 20 minutes from Lihue (airport). It sleeps six, has a view of the ocean, a fully equipped kitchen and all the amenities- laundry, pool, beach, cable TV, housekeeping, grill, etc. The resort is kid friendly but not overwhelming. So it works well as a romantic getaway or family vacation. Located on Shipwreck Beach, it shares the cove with the Hyatt- which has amazing world renowned restaurants, lounges, luau, and a lagoon pool that you can kayak in!

The week stay includes a daily happy hour for kids and adults with Free appetizers, snacks, non-alcoholic drinks, Mai-Tias and Wine. The stay also comes with 4 free breakfast passes.

Yes there is mention in the third paragraph, but I think the description of the assessment incorrectly indicates it is a $2000 payment for 2012 only. EOY weeks owners are also liable for an additional payment of $946.66 in 2013.

Yes, there is a special assessment for 2012 on this property (see information included in original post); hopefully the repairs will leave it looking even more beautiful.

We're exploring our options; the timeshare no longer works for us, and I'd love to pass it along to someone for whom it would work. It was a great idea for us pre-baby, but vacation isn't something we can make work these days, and we can't afford to keep it.

Can it really cost upwards of $200,000 per unit to remediate this problem. Why doesn't the Board tear down the esisting structure and build bigger better units for this much money?

If it was actually lower cost to rebuild I'm sure that would be the revommendation
We have been through a case where it was a choice of expand/rebuild repair an existing building twice. The consultants were not at all afraid to say "tear it down & build new" once then the next time "rebuild". The second was mostly because rules / codes had changed & it would be nearly impossible to meet them or get approvals in the original footprint. The same likely applies to this resort.

Other options for giving away Poipu timeshare?

We're also open to working with someone who might want to take over this timeshare, either in terms of splitting 2012 fees, reserving a specific week for them, etc.

Especially with the baby, we just know it's time to pass this one on, and I'd rather someone benefit from it than merely returning it to Diamond Resorts to resell. Suggestions are very welcome!

2014 dues approx $1400.

What time is the happy hour normally? I'm thinking what we would get out of the happy hour would be worth at least $50./per day. Makes the annual dues seems pretty low for Hawaii.

According to the insert (and my best attempt at interpreting it), the 2012 dues are 3358, and with an additional one time special assessment of 946.66 due in 2013. After that, the EOY (even only) dues are 1348.32. We're up for working something out for the 2012 dues; the exact amount will depend on closing costs etc. I'm totally new to the resale option and need to learn a bit more about the process and cost; let's touch base via PM or email about specifics.

The happy hour is 4:30 - 6:00 during which there are unlimited Mai Tais, wine, punch/soda, and appetizers. I don't drink, so we haven't used this to its full benefit, but the drinkers in our party have always seemed pretty pleased with it.

The last time we stayed at PP (Feb 2011), there was only one evening of free drinks.:mad: :mad: Each adult in the unit got 2 mai-tais. Have they returned to more happy hour nights?

Last time we were there was 08, and they had daily HH with unlimited drinks; if this is an important criteria for you, it might be worth a call to check. (As a non-drinker, I never pay too much attention to the options!)

It's not important to me, I'm not looking to buy! The stay also comes with 4 free breakfast passes." I don't believe any of this is offered at this time, so you might want to call and check this info before posting in your offer!!
