I think you need to post what the MF is for 2012 and what week/season the week is for and how does the additional week biannually work.

A lot of Carriage Hill units are floating and different time periods. Some exclude summer and winter months, other excludes school holiday periods.

You need to specially give the floating time frame.

Maintenance fees are over $900.00.

Not quite clear:

a) what are the deadlines for paying M&T for 2012 and for 2013 ? Why 2012 fees remain un- paid ?

b) are both properties fully paid for ? Any outstanding obligations ?

c) is there a "right of first refusal" by the resort and/or a "resort transfer fee"

d) do you own a designated unit/building, if so please identify

Great questions Kola. I have assumed responsibility for my parents' sake to look after this. I appreciate the questions as it helps me to understand further what they actually have and how to list it properly.

a) what are the deadlines for paying M&T for 2012 and for 2013 ? Why 2012 fees remain un- paid ?
The fees are billed annually in November. They remain unpaid because they have not been billed. In regards to 2012 - if I am paying for it anyways --> what is the difference?

b) are both properties fully paid for ? Any outstanding obligations ?
Both properties have been paid in full. There is no mortgage or balance owing on either deed.

c) is there a "right of first refusal" by the resort and/or a "resort transfer fee"
I am awaiting reply from the resort regarding the resort transfer fee - I am expecting a call Monday as well as a comprehensive agreement package in the mail. Also as listed in the advertisement - I would pay all associated fees regarding transferring.

d) do you own a designated unit/building, if so please identify
I am not 100% on this - yet I will be sure to get the information asap.

Cheers

I suspect your deeded week for annual week (1) is in November..
that seem to be a low season week.

2) exclude the low season week but is a blend of high and mid season. Some friends might be interested in the EOY one but that is too wide a range of week vs the weeks they can use with school age kids.
