This was our first time share purchase nearly 25 years ago and it has brought us many years of enjoyment. With that said, we are looking to downsize our portfolio so I am offering it up for free and will pay transfer and closing costs. The ownership is 11,000 points annually (deeded at Mountain Loft in Gatlinburg, TN - Trust Fund: D; Sales Type: P). Maintenance fees for 2025 were $1,690.80 and have already been paid). New owner will receive the 11,000 2025 points for free.

What type of unit you can reserve with 11,000 points? How easy is it to make reservations and find suitable accommodations during each season? Are members of BGVC now members of HGVC and are there any changes in policies with regards to the use of timeshare units at various resorts? Have you been able to rent your unit and how much rental income is expected? Will it cover the annual maintenance fee?

Bluegreen does not permit rental of ANY point reserved units.
NONE
If you rent from a BG owner you risk getting that reservation cancel.

I am not the OP but here goes.

This ownership has zero to do with HGVC other then Hilton now owns BG.

You can NOT use these points for Hilton except to exchange thru RCI into a Hilton Resort. This is nothing new.

The $1690 fee is all in.
You can use these 11,000 points anywhere in the BG system.
There are 40+ resorts. Your BG ownership does include RCI membership.

How far the points go depends on unit size and season.

Studio in aruba is 6K in January for a week.

Big Cedar 2BR in summer is 15-18K


Many people stretch their points by booking Sunday thru Friday.

Off season is less.

It's a great ownership with lots of opportunities.
You are buying this for personal use. Bluegreen is actively seeking members who rent or appear to rent and lock their accounts down.

Unlike Wyndham, there is currently no cleaning fees or limited reservation or reservation fees.
There can be parking fees depending on location. Manhattan Club has parking fees. Solara Surfside has parking fees. Most city locations will have fees like most urban TS locations. Everything is clearly listed on the website.

To provide a bit more information:

- renting of points is a big no-no. Bluegreen's position on this has become very strict and punitive. While there is the ability to add a guest name online to the reservation (with the exception of Big Cedar), if rental activity is suspected there is a good chance your account will be suspended.

Over the years, we have utilized 11,000 points in a variety of ways. More recently, our preferred use has been 5-night stays from Sunday-Friday. Points requirements for non Friday/Saturday stays are very reasonable and depending on unit size, we can get several trips our of our points. Our favorite and most economical (points wise) stay was to Big Cedar 2 years ago. We spent 5 nights (Sun-Fri) in a studio unit the second week of July for 1,900 points. We have also enjoyed using our points at Lodge Alley Inn in Charleston, SC. The Sunday-Thursday points allocation is pretty favorable at this resort as well as we can usually get around 18-20 nights in a studio unit depending upon time of year. Availability varies based on the resort and like most systems, the better you can plan around the 11-month inventory release window, the better success you will have.

On a couple of occasions we used our points in RCI to exchange (one exchange was to Kingsland on the Big Island and another was to Disney's Villas at Wilderness Lodge - note that Disney no longer trades in RCI so this trade would no longer be a possibility).
