Resort: Coconut Palms Beach Resort II
Location: New Smyrna Beach, Florida
Unit Size: 2BR Lockout, can split into a 1BR and a Studio
Week: Deeded as 49, floats 38-45, 48-49. Can pay extra to reserve in higher season short notice & based on availability.
Usage: EOY Odd, begins 2017
Check in days: Friday, Saturday, and Sunday
Most Recent Maintenance Fee (2016 paid): $307.24 annual - Next maintenance fee will be due Jan 1, 2017.
Exchange: Interval International

Buyer to pay $100 of the closing and transfer fee, seller to pay all other closing costs.

The annual fees on this unit have not increased since I have owned it the last 4 years.

What is lock-off fee if you wanted to use it yourself and piggyback useage? That would mean staying in the studio side one week and the following week staying in the one br. Do they allow you to upgrade the studio side to a one br size if you are going to lock-off and use both sides yourself as piggybacked weeks? What would be the upgrade fee to stay in one BR unit rather than the studio size? Thank you for posting more info.

I apologize. I never noticed this post. This is an EOY usage but billed annually so the fee is half every year.

The unit is not fixed. There are not many 2BR lock-offs at this resort and I am not aware of the exact locations of this unit type.

Since it is a lock-ff it is either the $614.48 per stay in the full 2BR or $307.24 per stay in each section. Obviously the fee could go up but it has not budged in the last few years.

There have been no recent assessments and I am not aware of any upcoming.

Oddly enough Diamond has it listed on their website with the correct name and address but with pictures of the wrong resort. https://www.diamondresorts.com/coconut-palms-beach-resort-ii. They show pics of Coconut Palms I which has no association to Coconut Palms II. Diamond does not manage either property.

It can take a while and then be willing to add more value. It helps that this one is a lock-off but I first put this unit in another thread on this forum way back in June of 2013. I talked two people out of it because they didn't understand timeshares. By December of 2013 no takers and at the time I didn't want to pay the 2014 fee and then give it away so I deposited the 2015 usage with II. I knew I would then have to wait another 2 years before trying again. This time around I was willing to pay the 2016 fee and still give it away for the $100 transfer fee so it had over $300 more value than when I tried to give it away in 2013.

There is my problem Silentg, I'm not yet willing to pay someone to take my Summer Bay lockoff from me.

I'm getting ready to lock it off, deposit with DAE and get four exchanges since hey are running the 2 for 1 special right now. This will have to wait for 2017 use year now.
