New owner will be responsible for paying the $766 maintenance fee for 2016 (it has not been billed yet)

Are you sure this is a 2BR and not a 4BR lockoff? I think the MFs for a 2BR would be lower.

Yes, I own a 2 bedroom for sure. I am wondering though why other 4 brdm units are listing the same MF price. Maybe this is due to different phases or differences between the newer and older units? When we first purchased, our MF was $399, but it wasn't a lot of years before it jumped up to almost double. The conspiracy theorist in me says these 4 bdrm units now were sold new and with ongoing sales they still have low MF to attract buyers. After some period of time, I wouldn't be surprised if the price goes dramatically up. I own several timeshares, and have been on TUG a long time. $383 a year for a 4 bedroom unit just cannot be realistic or sustainable for long term maintenance of a quality resort these days... Maybe I'm way off base, but I think if it sounds too good to be true it probably is :)

I can't speak for the specifics of Williamsburg plantation but I can about one of its affiliated resorts Massanutten.

There are 4 br Summit units with a MF's of $720. These are float week, float unit. They also sold these as EOY which may be sold at 2 br per year (for half the MF's) or 4 br EOY (paying half the MF's each year).

The sold another phase in the same section as 2 br fixed week float units. The layout is slightly different but mostly the same. These have the same MF as the units that are twice as big. I don't know how they justify it (the developer controls the HOA;s) but every time the 4 br units MF rise the 2 br units go up the same amount. They may be on a shorter refurbishment schedule. The other difference is the 4 br units include 2 kitchens but one is a partial and one is a full. The 2 br fixed week units with the same MF's all have full kitchens.

I would imagine it is the same at Williamsburg plantation. While it is usually much better to have a full kitchen when staying onsite, the trading power through an exchange company is not that much different for a 2 br partial kitchen and a 2br full kitchen, so as an exchanger you get more bang for your buck with the larger unit.

WP is still under developer control, and I also don't know how they justify the difference in MF. One is either underpriced or the other is over. Surely the 4 bdrm MF is underpriced given what I pay for all my other 2 bedroom timeshares. Perhaps the higher fee is actually subsidising the lower fee for active sales right now. Do you know if Massanutten is still being actively sold? I will still predict that the nice 4 BDRM MF now will not be so great in a couple of years... :)

Vacation Village just loaded the MF and taxes through their management company. I own at 2 sister resorts, both lockoffs; my fees are as follows:

Williamsburg Plantation (2BR ETY): For 2016 $206.75 MF, $20 taxes. MF increased $6.75, taxes stayed same. Since it's ETY, it equates to $620.25 MF and $60 taxes every use year.

The Colonies at Williamsburg (4BR EY): For 2016 $735 MF and $60 taxes. MF increased $36 from 2015, taxes stayed same...original MF in 2009 was $699.

Since they are different resorts (and Colonies is newer), I can't truly compare the two; however, it seems 2BRs may be slightly cheaper in MFs, but not by much...at least for Vacation Village Resorts. I do find it interesting that taxes are the same.

Tried long enough

Decided to do the deedback program on this one after 4 years of trying to get rid of it. There's no reason anyone would take this 2 bdrm given the number of owners paying people to take over 4 bedrooms with the same MF. If I have to pay to get rid of it, might as well do I through the company and not have to mess with the paperwork.

I think the deed back was a good idea.

Massanutten is still developer controlled. One out of 7 has managed to break free. They are still building out in 2 sections (Regal Vistas and Woodstone). MF have gone up but are still priced similar to the 4 br lock offs at WP.

Has anyone recently done the deedback program? We are getting ready to do it and wanted to know if there are any "hidden costs" outside of the $750. We are paid in full and will owe the 2016 taxes and assessments which I prefer NOT to pay and get rid of it instead. Thanks
