I have only a single contract in Wyndham, at Smoky Mountains -- purchased to access Elysian Beach Resort. However, I can now access Elysian via Worldmark WVR, and Wyndham's new Program Fee structure make single contract ownership (EOY) no longer viable. I've decided not to buy a second Wyndham to rationalize the Program Fee.

So, I'm giving away the 112,000 points, which are awarded every Even Year. I've already credit pooled the 2012 points, so you have until 12/6/2014 to use those points.

The MFs for this property are $233.52 each year (for 2012) and the Program Fee is $98/year if you don't already have another Wyndham contract. This contract would be a good low MF add-on to someone already invested in the Wyndham system (and already paying the Program Fee). I would not recommend a new timeshare owner take this if you don't already have Wyndham (unless you are committed to acquiring more Wyndham properties).

The Buyer will be asked to pay the Transfer Fee of $299, and I'll pay the Title Prep/Postage/Recording (estimated to be $150) using Legal Timeshare Transfers. I'll ask that the 2012 MFs be covered by the Buyer starting January 1, 2012.

Please PM me if interested. Sorry to see this go -- but annoyed by the jump in Program Fees to $98 per year, which don't make sense for my single contract (EOY).

Wyndham Program Fee

One thing to keep in mind with Wyndham's minimum $98 Program Fee - Wyndham does pay for your RCI weeks account which I believe is $89 a year. Now I'm sure Wyndham does not give RCI the full $89, but we get the RCI account which is a full account you can use with all your other ownerships so we save the full $89 fee each year.

That makes the $98 seem to be not too far out of line.

Anybody who was interested in Greg's deal, email me please. I have three contracts totalling 364K Wyn pts...way more than we can use due to hubby's health challenges. Another freebie for TUGgers...and I paid several K for these. One is Wyndham Alexandria in DC area, a UDI. My loss, your gain.
 
Can you explain the program fee and why one should own multiple weeks?

Wyndham is a terrific system --- very good flexibility and reservations system and availability of the properties is generally excellent at 10 months out.

My point about needing multiple weeks (or really, buying more points) is that there is a minimum $98 fee for just being in the system. The fee is calculated as $0.51 for each point owned, so 192,000 Every Year points package pays the same program fee ($98) as my 112,000 Every Other Year points package.

Because the fee was so out of whack (for my package), it didn't make sense. The entire reason I bought Wyndham in the first place is for a charming little property on St. Thomas, which I've now visited three times. But it's also now part of Worldmark, obsoleting my original Wyndham "need".

So.....instead of buying more points, I have given it to a very nice TUGger here and I hope he enjoys it. He has several other packages so its a good low-MF addition to his existing Wyndham ownership. I did a ton of research on Wyndham before buying this one (including talking to the Smoky Mountains GM) and I believe it will continue to have stable MFs.

Another TUGger has pointed out the RCI membership value -- I was never successful in getting RCI/Wyndham to let me merge my Worldmark onto it and I tried a couple of times. So congrats to others if they're able to get Wyndham RCI to cover other RCI properties too!

If I understand TUG from my limited reading time,
When you buy a timeshare with Wyndham, they give you points each year.
(? same as wyndham rewards points they use for hotel rooms)
They also charge you 98$ a year fee
so at half a cent a point value, you need a unit or units with at least 19600 points to cover the cost of the fee.

I see several posts here that show 112000 points a year as not being enough.

Lastly my thanks to TUG, a very selfless bunch giving great info
I renewed my membership (had no time to look at these things)

e.g., I see a unit in Hawaii on ebay = 50$ sale price.
299 transfer fees to get RCI points, 399 - to get HGVC points 8400 a year?
So for about 750$ I can get a vacation every other year in HI
Not so fast - there are fees of 1600 a year for HOA and maintenance

Is 8400 points with HGVC worth 1600 $ a yr in fees?
