Resorts Owned
Sands of Kahana
Resort: Sands of Kahana Vacation Club, Lahaina, Maui, Hawaii
Unit: 3 Bedroom Plumeria (sleeps up to 8)
Ownership: Deeded
Usage: Annual floating week (approximately 7 nights/year)
2026 usage: Currently unused, available to new owner (subject to transfer completion and resort availability)
No outstanding loan.

Annual maintenance fee: approximately $2,200
Property tax: approximately $750

The current owner's travel plans have changed and would like to transfer this ownership to someone who can make good use of it, at no cost.

Buyer to pay all closing and transfer fees. Transfer will be handled through a licensed timeshare closing company.

More details and photos available on RedWeek:

Serious inquiries only, please. Happy to answer any questions.

What are the property taxes? $750? Holy moly.

I know for a fact that Soleil charges $550 transfer fee, but Wyndham charges $399, so whichever one is managing at the time, that is what the new owner will pay.

With Wyndham taking over, I am tempted to take it because Wyndham is going to make that property great again. I am going to love seeing it return to its former glory, and the fees should be more reasonable with Wyndham. Bad debt will be a thing of the past.

I hope Wyndham does similar decor to Shearwater at SOK. SOK is looking tired, but for Wyndham to sell this as a flagship property, which is absolutely will be sold that way, they need to make it tropical. This will be a gem to own.

Thanks for the info on the transfer fees, that's really helpful to know! Yes, property tax is about $750/year on top of the ~$2,200 maintenance fee.

I hadn't heard about Wyndham potentially taking over management, that's exciting news if true. Do you know roughly when that transition is expected to happen? Would love to pass that along to any interested buyers, since lower fees and a refresh would definitely be a plus for whoever takes this over.

Let me know if you have any other questions about the unit!

We will take that week! Our son and daughter-in-law love that resort, especially the three bedroom. I can do the closing myself for them (I am a former licensed real estate broker in CO and knowledgeable in closings in Hawaii).

I can send a contract for both of you to sign. They are pretty excited about it.

Wyndham took over management of the Soleil-managed properties and it's supposed to be happening as I type this The announcement was two months ago. If you log into your account, you will see that it says "Welcome to Travel and Leisure," which is another name for Wyndham.

2026 usage date is well past with Hawaii Bureau of Conveyances and Wyndham taking months to transfer. You should use it yourself for 2026 or rent it for this year to get your MF's back. You need to see what you can book for 2026. Might not be much left.

Another question, what month does your usage start? That's crucial information.

Thank you so much for the kind offer, and congratulations to your son and daughter-in-law on their interest!

I really appreciate your closing experience, but to keep things clean and protect both parties, the owner would like to move forward through a licensed third-party closing/escrow company rather than a private contract between us. I hope you understand it's nothing personal, just how the owner would like to proceed.

(Quick note: I'm assisting the actual owner with this listing and communication, so any paperwork will be in their name.)

A couple of updates as well.
- Thanks to your advice, the current owner realized they should use the 2026 usage themselves, and they were able to secure a reservation for their upcoming stay. So the earliest usage available to your son and daughter-in-law would be 2027 (reservations reportedly open next March).
- With the transition to Travel + Leisure underway, the owner will be holding a meeting with Owner Services to confirm ownership details, required documents, the official transfer process and costs, whether the transfer can proceed during the management transition, and whether 2027 usage can be transferred while still unused.
- This is an annual floating week, not a fixed week, so there isn't a set start month. Reservations are made with the resort based on availability throughout the year. I'll have the owner ask the Owner Services about typical availability patterns, and share what we learn.

I'll have more concrete details after that meeting. In the meantime, would you (or your son and daughter-in-law) be open to covering the closing costs through a third-party company? The fee structure may differ slightly from a private closing, so I'd like to confirm that works on your end before we move forward.

Thanks again for your patience and interest!

There would be a start date the 2027 use year. You need to look at that.

I am going to send you a PM.

PM sent, but maybe OP did not get it.

He is not giving away his own timeshare and needs to delve into exactly when use year begins by logging into the Soleil Management account. It clearly says the beginning of the use year. There is no way to execute a contract without all information, including account number, week number and use year.

Saying that it starts in January "might" be the case, but only a 1 in 12 chance that it's true. Use years for annual weeks are various months with Sands of Kahana and Hono Koa. We have owned at both resorts.

To the OP, if the seller wants to use a licensed closing company, that's fine, but the seller should pay for that. Licensed closing companies are great, I am happy they are out there for those who need to use them. Our son will pay the resort transfer fee.

Sent a private message, haven't heard anything more about this week. I thought I would get answers to the above questions about the resort.

Sorry for the delay, and thank you for your patience! I did receive your PM.

The owner is currently traveling and I'm waiting to hear back on a couple of details (the exact use year start month, and the closing cost arrangement). I expect to have an update within a week or so and will follow up here and by PM as soon as I do.

Appreciate you bearing with me!

Thank you for your patience! I heard back from the owner. The use year for this ownership starts in March.

Also, quick update: the owner is in the process of obtaining the deed copy (it has to be issued on paper from the Las Vegas headquarters, so it's taking a bit of time, but it's confirmed to be on the way).

Let me know if this timing works for your son and daughter-in-law, and I'll keep you posted on the deed and closing details as they come in.

The deed copy is available from the Hawaii Bureau of Conveyances, you can print it from the website for $1.00 per page.

Thanks for the tip! The owner is actually already in the process of obtaining a copy through the resort (Owner Services), so we should have that soon. I'll keep this option in mind as a backup in case there's any delay.

Another week has gone by. Instantaneous through the Bureau of Conveyances.

Thanks for your patience, and you're right, the Bureau of Conveyances route is definitely faster. We're pursuing that now.

I should mention, the owner isn't a native English speaker and has been navigating all of this (the resort, the management transition, the paperwork) in a second language, so things have taken a bit longer than they might otherwise. I really appreciate you bearing with us.
